Can someone describe apartment registration procedures at Bhubaneswar? And list of required documents, fees etc?

@ Ajit, Procedure for registration of property are as follows:
1. Before registering the Land or Property, it is the duty of the seller to disclose any defects in his title over the said property. While the buyer has the responsibility of verifying the right, title of the Seller.
2. The begin the registration process one has to present the Sale Deed in the concerned Sub-Registrar Office where the land is situated. The Sale Deed can be prepared by the Purchaser himself/herself or by the help of a licensed Deed Writer or Advocate. The purchaser has to attach Form No.3 along with this under Orissa Land Reforms Act 1960,so that it can be transmitted to the concerned Tahasildar for mutation.
3. The Schedule of the property should be correctly mentioned in the Sale Deed as well as in Form No. 3.
4. If any structure is situated over the landed property that has to be mentioned in the Sale Deed and indicate its cost.
5. Once Form (3) is received by the concerned Tahasildar initiates a mutation case.
6. If the cost of the property is Rs. 30 lakhs or more then PAN No.of the seller & buyer should be quoted.
7. If the property belongs to Endowment (public deity) then permission from the Endowment Authority is required.
8. If the land is transferred from SC/ST persons to General Category staying in the NonScheduled area then permission should be taken from the concerned SubCollector/Revenue Officer as per Orissa Land Reforms Act, 1960.
9. After detailed verification of Sale Deed, the registration process will be completed as per the Registration Act.

As per my knowledge you did not pay any IT tax capital gain as you have already purchased property with the same amount.

I purchased flat for Rs18 lacs in Bhubaneswar in 2009 & got my flat in Jan 2014. I sold the same flat in June 2015 for Rs30 lacs & re-invested total money i.e Rs.30 lacs in another flat purchase in August 2015. Shall I pay ITax on capital gains?

Registration of the property is a full and final agreement signed between two parties. Once a property is registered, it means that the property buyer in whose favor the property is registered is the lawful owner of the premises and is fully responsible for it in all respects. The law does not recognize unregistered owners and does not give them any rights over the property. Therefore, Registration of Property is Compulsory to prevent fraud or future litigation.

Whenever you buy a piece of land/immovable property, you need to register the same with the authority concerned, so that a legal ownership title is guaranteed to you. An application to be submitted to the concerned authority, which may be the Sub-Registrar of your area or area under which property belongs to. After due verification of details, the Deed is drawn up and the registration process is complete. Registration of property or land is mandatory and this greatly reduces risk of fraud and helps solve disputes easily.

Thanks dear for providing valuable information. Recently, I have purchased a plot. As per the law, now I am suppose to register it, but I am facing some personal litigation. So, can I register it later?

Hi, There is no certain deadline, but according to the property act , you have to register your property. If you completely ignore the registration, you will be fined upto Rs. 10000 as per the law.
