I visited the project few days back, sales guys seem to be professional and construction is in full swing. Model apartment also looks good. Construction quality seems to be very good, expected since the contractor done by Shapoorji Palonji groups.

I am planning to book a 2BHK apartment in PBEL City Chennai. Would like to know about the pros and cons of the apartment and the possibility of negotiating the price. Right now they charge for 3370 per sq feet. Also can any one summarise the entire pros and cons discussed in this mail thread ? it would be of great help to have things in one place.

I appreciate the point that we should have to discuss the Pros and Cons of this project . But from my point of view the advantage of this project is its location because from this we reached to so many other places within half an hour.

I would suggest OMR as it is the fastest growing corridor in Chennai. Its near formal college before SSN engineering college in OMR. Surrounded by multistorey apartments & near hiranandhanis proposed 2nd project in Chennai. Best locality to invest & expect a high returns in a short period of time. :)

What about water connection and construction status? Is project is approved by bank for loan?

Hi, Builder is providing bore well water supply and also taken approval from CMDA. Right now around 75% of project work are completed and till Dec 2015 builder are supposed to hand over the unit to the owner.Builder tie up with ICICI, Axis Bank and he will provide all assistance for getting a bank loan.

Construction has progressed faster than before - as of Oct :
1. All towers (except Matira) are in the 7th floor/8th floor slab construction stage.
2. Brickwork is happening in parallel.
3. The clubhouse construction is also happening in parallel which is good and a differentiator compared to other gated projects.
4. Progress is on the way but I thinks we have to wait till construction done to give any comment.

Hello, 2BHK flat is available in the size range from 1082 - 1294 sq ft and recently we have enquired about this project and the current price quoted by builder person is 3300 per sq ft. As per my knowledge builder review is good enough in the Chennai residential market with the tag of providing quality of the project.

I think if we talk about the price trends of kelambakkam, Chennai then it shows tremendous growth potential in the residential market. In June-July 2014 the average price of an apartment is Rs 3600 per sq ft and in Nov-Dec 2014 it increased to Rs 3900 per sq ft. Currently the average prices are varying from Rs 3600 to 4000 per sq ft.
