Q: I am one of the co owners of a 12 flats in a TNHB apartment . The building is pretty old and we are to reconstruct the property . Normally in TNHB allotment schedule of property the footprint of the flat shared with others alone is mentioned in the Sale Deed and not the overall size of the plot. Pl specify if Land patta is required for the same . Also let me know whether we can view the Chennai properties patta online in TN Govt website .

1. Sale deed/ Title deed after registration 2. Parent document 3. If another plot in the layout obtained a patta, include it as an unofficial reference. It is not an official requirement 4. If it is Patta transfer, include legal document such as will, legal heir documentation, etc. 5. If the building is present, include plan documents. 6. Include tax receipts. 7. Pay relevant fees 8. Let me reframe my question . My question is why is patta required for a redevelper as we all have sale Deeds executed with TNHB and to know the ownership details till date EC can be made available with documents details for the flats from the tnreginet .in website . We also have the TNHB provided field orientation plan with all the details of set back and boundaries. If a patta of one of the owners is sufficient for a bank loan then why should everybody have one ? After all it is going to be given as a joint ownership patta . Please clarify my doubt.
