I appreciate the initiatives but at the same time i would like to say that there are many more issues with the approval process such as numbers of approvals and number of officers a builder has to go to for procuring permissions, BMC's software which is full of junk and civic officials are trying to force them to use it etc. This needs to simplified.
The new rules will bring in transparency in Mumbai's realty sector and will be business friendly as well. Fewer windows for clearances will mean reduced corruption. But this is not the end of the issues. Construction industry wants many other issues sorted out. Reducing nos of permission is a good solution but builders claimed that many issues still remain to be addressed.
It is a good initiative and will bring in transparency in real estate market of Mumbai. At present, it could take over a year to obtain building permissions. Now, the administration wants it to be done within a fixed period. Earlier, a builder would get different NOCs at different stages. Now it has been decided not to hold back one NOC for others. All the permissions will be issued in 90 days.
It is right Shreya. Engineers and junior officials alleged that Architects are called to the building proposals office late at night to process their files. Currently, developers have to obtain NOCs from various departments like traffic, fire brigade, pollution dept. etc. But, now they have to obtain no-objection certificates through private consultants instead of civic officials.

And chief minister Devendra Fadnavis and Shiv Sena chief Uddhav Thackeray will be requested to release the new building proposals booklet. Leaders representing various political parties in the corporation warned that corrupt officials may create problem and try to harm the new rules.
The building proposals department is one of the most corrupt department in the civic corporation and they will definitely reacts to the changes. To get rid of this issue, the building proposals and development plan departments directly report to the municipal commissioner.
Yes, BMC is planning to to reduce building permission from over 150 to just 70 as part of its initiatives to give comfort of doing business to the developers in the city.
I think this initiative should be taken earlier. Industry sources called it an eyewash and comment on it saying that building approvals system in the civic body is plagued with unlimited corruption and intentionally delays to knock out money from builders.
