Q: Recently i came to know that builder is creating some problems for issuing NOC for resale. Earlier builder was charging 100 Rs. per sq. feet for NOC not it is increased to 450 Rs. per sq. feet. According to me this is illegal. Builder does not have any right to stop some one for selling his own property. Please advise on this point.
Latest Answer: I WILL NEVER RECOMMEND ANYONE TO BUY FLAT IN ACE PLATINUM EVEN IN ANY ACE GROUP SOCIETY. I purchased flat in ACE Platinum in 2018. Sales guy Mayank Tomar (posted at ACE platinum site) was dealing the sale along with Mamata. At the time of booking he promised the builder will put net on every 6th floor gallery open area, camera will be on each floor gallery. But after taking booking amount and loan disbursement from bank he started to deny everything. He also said that I will get parking at ground floor, they allotted parking in basement. The allotted parking now becomes a nightmare for me. And they are not ready to change allotted the parking to another place. I never recommend anyone to buy flat in this society event do not buy flat from ACE group. They all are big cheaters. Please do not deal flat purchase in ACE Platinum, and with ACE group, they are cheaters, they are making false promise and do not deal with Mayank Tomar, Mamata. These guys will give your the worst flat.

Q: Maharashtra Government has simplified the procedure to convert farmland into non-agriculture land for plots covered under Developments plan in urban areas.

Latest Answer: As Ajit has mentioned, land owners will have to seek the permission of the municipal body for their non-agricultural plans. Once the municipal corporation or municipal council gives the go-ahead, the owner just needs to intimate the collector in 30 days. No permission from the collector is required. Revenue officials will then recover a one-time land conversion tax and a non-agriculture cess. This process will apply to those who are direct owners of the land. For those who have leased land from the government, the collector's permission is still required, though the conversion procedure has been made simpler for them as well

Latest Answer: It's big relief for the builder as well as for the flat owners who always stuck with their heavy amount in a project. Builders will now have to submit files online, a copy of which will go to departments concerned, and they have to issue NOCs within 7 days. Builders will be informed about it through an SMS or email.

Q: The civic body will now allow builders to obtain no-objection certificates through private consultants instead of civic officials.
Latest Answer: Hi everybody, I appreciate the initiatives but at the same time i would like to say that there are many more issues with the approval process such as numbers of approvals and number of officers a builder has to go to for procuring permissions, BMC's software which is full of junk and civic officials are trying to force them to use it etc. This needs to simplified.

Q: Is it an attempt of state govt to cut red tape and delays in the building approval process? What will be in the new plan? Any idea?

Q: I checked all details. Master plan and legal approval details are not available. how safe is this project. What documents should we check before book the flat.
Latest Answer: Hi Sandeep, Apart from that, there are an easy way to verify that the project has clean paperwork or not. Just ask for loan approval documents. If it has loan approvals from financial institutions. Banks have strict lending rules and do their necessary due diligence before clearing loan. If possible get professional help who specialize in property transactions and get all document verified.

The presence of multiple regulations/regulators in the MMR region has led to delay in approvals and delivery of real estate. ccording to World Bank’s Doing Business 2015 report, India was ranked 142nd among 189 countries in the ease of doing business survey.

Q: Hi,

I would like to know whether we need NOC from neighbours for construction. I know if I approach them, they will deny and will there be any issue if I construct without NOC from occupants of the building. Your suggestions and reply is needed on the same. The building is heart of city and MCD Delhi is our authority.

Latest Answer: Hi Abhishek, I personally feel do not invest in this project as is near to a slum area and the construction quality is also not good.
