Q: Hi, I am owner of vandana Tejyesh, It been delayed 1.5 years and still not completed, also many hidden charges, even OC and A Khata also we have to pay. Please avoid vandana and go for reputed Builder.

Hope they refund my entire amount without much fuss now..and I carry on even forgetting their name in my life

Now they say..they want to deduct the modification charges..which they are still taking time to calculate. If I had cancelled then I agree they should deduct these charges. But they have sold my unit, even when the legal verification was going on. for a higher rate..one of the reasons being the nice modifications done by me..and now they want to deduct these charges. I can easily take help from lawyers to fight them. But sometimes I feel it is waste of time fighting such small time builders who have no respect to their customers. I agree in the process of legal verification the next payment got delayed. But that should not be the reason to sell off the apartment without informing. I have really lost interest in properties from small time builders now. They are capable of doing anything. My lawyer wants to send a notice. But I am holding him back as if the amount is very little I dont want to spend my precious time in fighting with them. Moreover I want to forget the entire episode.

All that I know is got cheated thoroughly. I had booked an apartment in Celesta. Booking amount i paid within 3 - 4 days of visiting the property. It was a pre-launch time. I wanted to go through the legal verification. The set of documents were not at clear and hence the first lawyer tried his level best to read then gave up. I went to another lawyer. He demanded legible documents. After repeated requests by end Jan'16 I received important documents. My lawyer took about one month to go through all as we knew that we will not be getting OC in this case. Unfortunately as the legal verification was getting over there was an overlap of communication between me and the company. I triied calling them on 19th Feb'16 to fix a date for agreement. I didnot get response. I sent an sms saying 'i m unable to connect with you ..please call me back'..no response..On 22nd again I sent a mail asking for a meeting. I got a reply that my unit has been cancelled and sold already.

I felt so bad as my children had already planned the designs for their bedrooms too. We had planned extensively on the interiors. I had done very good modifications based on which the unit got sold by them for a higher value. I still asked for an alternative unit. They gave a number and asked me to discuss about the price. I really dont know what made him to speak to me so badly. .I only asked him one question..what will be price for me now"...he replied..if you are sitting there only and asking then it will be the full price??? I really dont know what I should have done. I am not angry on anyone but feeling so bad that as a lady I had to go through all this. One call they could have given to a customer like me before selling..I had trusted them and booked. I am myself working for a reputed construction company. I booked with them because I wanted in that area only as my children had to be left with my mom everyday. After this I cried enough..for getting humiliated like this.

Hi Afzal,
there is many reason,
1) Delay in construction (they gave reason is BBMP election,Sand problem)
2) there is issue in land, as per builder there is some encroachment in land and UDS not matching with initial agreement and registration agreement. In sale agreement UDS was 550 sq.ft but during registration it reduced to 515 Sq.ft.
3) All basic models of equipment has been used (bathroom, electrical, doors)
4) Also now asking us to pay for A Khata and for OC (50K)
5) For every small change also we have to pay extra money(Ex : electric point change)

Is the builder giving any kind of compensation for the delay in possession?

What is the reason that the project is still under construction. Now they are tell that they are going to give the possession by 2016. Is there any legal issues?
