GHMC Building Permission and mortgage rule

Q: Hi,

We have a individual house (only ground floor). The permitted setbacks are Front: 10ft, Rear: 10 ft and 5 ft on both sides. The current side set backs of our house are 3.5 and 4 ft on sides and front and rear with 10ft.

Are we voilating any setbacks ?

we are planning to construct a floor on top of it. I heard there is a new mortgage rule from GHMC for upper floor approval.

can someone explain what is this mortgage rule. Is this rule applicable for us to get approval for first floor construction.

Hi, Recently the Telangana government is mulling making building permission and layout approval essential for registering houses, on the whole, to curb unlawful constructions and layouts within the city. Now, builders who wish to sell any property will provide a copy of the sanctioned plan or layout approval if it is an open plot for property registration.
