Q:My flat is part of land owner share and my landowner is doing the registration , builder will not be there in the register office as builder gave GPA to the landowner, is it a legal process ? Please reply its urgent.

If you are buying a flat from landowner then do take care of following points:- 1) sign only tri-party agreement, 2) payments terms & cost heads should be clearly mentioned, as a buyer, you should take over balance payment from landowner to builder, never pay upfront money to landowner e.g. 80% paid at the time of signing agreement and 20% will be paid at the time of registration.
Q:Hi,We have a individual house (ground floor) constructed 25 years ago. The type of construction is load bearing wall construction. We are planning to construct a floor on top of it. The whole area is rock area and the current strength of the walls are good. Each wall is around 16 inches. While contacting different builders/contractors they are suggesting that we demolish the whole house and build fresh with pillars. We dont want to got that way.Is it durable to construct on top of load bearing. Please suggest your opinions.

Q:Hi,We have a individual house (only ground floor). The permitted setbacks are Front: 10ft, Rear: 10 ft and 5 ft on both sides. The current side set backs of our house are 3.5 and 4 ft on sides and front and rear with 10ft.Are we voilating any setbacks ?we are planning to construct a floor on top of it. Q:Me and my brother took home loan from lic housing finance. On loan documents we have our names, but on property sale deed my parents names are only present.Since our names are not there in sale deed we are not able to apply for Tax exemption.Is there anyway for us to claim tax benefits as me and my brother are only paying the home emi's for which we have proofs from banks.
