How advisable is to book top floor from investment perspective with reputed builder?

Q: Hi,
I'm planning to buy 1 BHK from Puranik Builder in Kasaravadavali with project name Puraniks Hometown.
But at this moment only top floor(7th floor) is available, but i'm cautious in buying top floor considering leakage issue and heat issues in future. Please advise Guys. Thanks.

Hi Abhijit,
Normally builders are unable to sell their top floor and ground floor flats for various reasons such a security, heat, leakage, noise etc. So they try to sell those flats first, telling buyers that the rest of the flats are already sold out. And so almost most of the buyers are aware of the situation now and they will never go for it.

It is true. You have to face a lot of difficulties during sell. And for leakage issues you have to talk with the seller at the time of buying or the committee members.

Do you smoke cigarettes? If so, there is no neighbors above you to deal with your second-hand smoke. Just like heat, smoke travels upward as well. It is sure to bother anyone who lives above you. As such, living on the top floor allows you to be a good, considerate neighbor.

Apart from that quickest access to terrace. This is really a major benefit for top floor residents.
2. Lots of privacy (depends on person to person basis)
3. No disturbance or noise coming from people living on top of your floor(since there is no floor above you).
4. No mingling of wi-fi channels for 2.4 Ghz band router (90% of us use 2.4 Ghz bandwidth routers only)
5. Clear phone network reception.
6. Once in a day you can try climbing stairs. Keeps you fit.

Hi all,
Top floor flats are generally brighter and you don't have to worry about noises and leaks from an unit above you. As a result, they are generally more expensive. In some buildings, it will also require walking up/down stairs, so there are pros and cons both.

Hi Rishi... Thanks for you comment and i dont smoke :)
The only thing bothering me is leak issue after building survives couple or rains.
So in such case after getting possession, does builder help us for any solution or how to tackle such situation if it arises?

One of the major benefits of living on the top floor is the good lighting and ventilation. They are also comparatively secure and have a good view which some people wish for. Capital appreciation is comparatively faster on the upper floors as well. The view is always good from higher floors, In some cases you can take the advantage of roof. no one is above you so not much noise over your head.

Right Gautam,
One of the downsides of apartment living is having noisy neighbors above you. They must get paid to walk as hard as they possibly can, right? But if you’re already on the top floor, problem solved! Foot stomping, running kids, pets and creaky floors are not your concern.
