As service tax is charged only on the construction cost, the effective rate on the entire value of a property below Rs.1 crore is 3.09% (12.36% on 25% of property value) and for a property above Rs.1 crore, the effective rate on the entire value of the property is 3.71% (12.36% on 30% of property value).

Q: Hi,
I'm planning to buy 1 BHK from Puranik Builder in Kasaravadavali with project name Puraniks Hometown.
But at this moment only top floor(7th floor) is available, but i'm cautious in buying top floor considering leakage issue and heat issues in future. Please advise Guys. Thanks.

I'm looking at Puraniks Hometown, Kasarvadavli project from investment perspective.
As i have low budget and no 1 bhk rooms are available with builder, I'm going with resale.
So guys should i go ahead with the project and what should be the best deal for 1 bhk which will have me a good return in next 3 to 5 years?
Latest Answer: Thanks Arup and Padma. But Padma considering lowest rate(Rs. 8600 sq-ft) u mentioned 720 sq-ft will lead me to Rs. 61,92,000, but you are saying in Rs. 60 lacs(all inclusive) i will get 720 sq-ft. It would be great if i get 720 sq ft in 60 lacs if you can guide me to any such dealer.

Latest Answer: Hey All, Once this road gets completed, I think It will reduce the amount of travelling time it takes from Pune to Thane at present. I think one can save atleast 25 to 30 minutes of time.
