Can anybody share the list of documents that I need to verify as per buying a resale resale flat in Mumbai ( Kandivali-W)

Hi Mahesh,
I also faced the same issue and i did lot of research on internet but could not find reliable list of documents required for property purchase or Home Loan. Almost all articles mentioned just list of 6-7 documents like Sale deed, Sale agreement etc.which everyone knew but since its life time investment therefore it is necessary to know complete list.

I hope that this check list will help you in your property buying. 1. Sale Deed/Title deed /Mother deed/Conveyance Deed, 2) RTC Extracts, 3) Mutation Register Extracts, 4. Joint Development Agreement, 5. General Power of Attorney, 6. Building plan sanctioned by statutory authority, 7. NOC from Electricity Deptt/Pollution Control Board/Water Works/ Air Port Authority, 8. Allotment Letter from the builder/co-operative society/Housing Board/BDA, 9.Sale Agreement between Builder and 1st Owner, 10. Construction Agreement between Builder & 1st Owner, 11. possession letter, 12. Payment receipts paid towards the builder, 13. Sale agreement with the Seller, 14. Latest Tax Paid Receipt from the date of registration up to date, 15. EC up to date for latest 13 years or from the date of registration till date, 16. Demand Letter from the vendor before disbursement, 17. NOC from the Building association, 18. No-due certificate from the building association, 19. Approved plan of const. etc.

Apart from that 20.Conversion order/betterment charges paid receipt, 21. Layout approval plan sanction, 22. Completion Certificate, 23. Occupancy Certificate, 24. Latest Electricity Bill, 25. Loan/Charge/Mortgage by Builder.

Hi,
Checklist before buying a resale flat are as follows: 1) Encumbrance certificate, 2) Completion Certificate, 3) Commencement Certificate, 4) No Objection Certificate, 5) Khata, 6) Occupancy Certificate, 7) Joint development agreement (if any), 8) General Power of attorney (GPA), 9) Building plan approvals, 10) Allotment letter, 11) Tri partite agreement (if any), 12) Land-use Certificate / Conversion Order, 13) Details of electricity, water and power backup.

Other than that you have to check all these: 1) All the above mentioned documents are to be obtained at the time of registration, b) Up-to-date receipts of property tax paid by the owner, c) GPA in case of another person authorized by the owner for selling the property and handle all transactions and d) Transfer certificate.

The list of documents that would be important to check are:
1) Share certificate of the housing society bearing the name of the seller
2) Previous chain of conveyance/sale deeds, along with Sub-Registrar’s receipt
3) 37 (I) clearance (needs to be obtained in certain cities)
4) 230 A certificate can from the can be obtained from the concerned Income Tax Authority
5) Original stamped receipts of payment made to previous sellers
6) No objection certificate (NOC) from the Society for transfer and sale of flat
7) Last receipt for the outgoings bill paid to the Society as well as the electricity bill
8) A set of Society transfer forms for transfer of ownership
9) Certificate of Title from an advocate
