MMR continues to remain top property market for investors

Q: The Mumbai Metropolitan Region continues to remain the no. 1 property market in attracting investor interest, in spite of being the most expensive in the country.

Yes, and the performance for these cities reveals learning from past experience. While investors remain careful about which cities to invest in, what is interesting to observe is that the ratio of structured equity and debt was more than half of the total investments received.

But from a safety viewpoint, structured debt will remain preferred route for investors. As we have seen strong returns from such structures and will continue introducing products in this space for some more time.

Even for plain equity investments, core commercial assets are preferred over other asset classes such as residential, hospitality and retail. This reveals how investors are cautious but also optimistic about the potential for major gains in real estate.

While PE investors' focus continues to remain high on residential and office projects, entity-level investments and platform-level deals come into the highlight. This is indicating increase in investor confidence. A total of Rs 6048 crore worth of entity-level equity deals were the witnessed.

The reason is Mumbai received a the largest piece of private equity investments in the past year, structured equity or debt was the preferred route used by these investors.

Hi Devika,
AS per the report, maximum city brought 34%, of the total Rs. 19500 crore investments in the sector in 2015. Mumbai was followed by the Delhi-NCR property market. which received 29% of these funds. Chennai, Bengaluru and Pune got 14%, 11% and 5%, respectively.
