Please do not burn your hard earned money on this never completing project of Oyster Living. The builder is also not reputed. One year before I had made a booking in ELIXIR-II. But after talking to the people of the slum area I immediately decided to cancel the booking and even after one year I have not received the refund yet. They are not even responding to my calls and emails.

However, the entire growth has not been only because of the demand factor, a supply-side price increase has also contributed to this increment.

Check, whether they have got the IOD and Commencement Certificate. If they got the Commencement certificate, then there is no issue with the construction work. Apart from that there are multiple documents one should ask before buying properties in Mumbai. These are:- sale deed, original agreement of the property owner, previous sale deed in case of resale, society share certificate, utility bills such as electric, telephone, survey/measurements of the actual apartments, NOC for sale of the property from the society. This normally indicates that the apartment is free from any liabilities, BMMC approved approved architect plan, commencement certificate, IOD, Builders NOC, original land details, redevelopment agreement between the Society and the Developer, public notice in the newspaper, title note etc.
