Q: I have a budget of about 35lakhs and I am looking for a pure investment in Pune. I am not expecting possession soon but by the time I get a possession I want to invest in a property that will generate me good profits.

Yes, it is true that locality near IT hubs are best for investment and he most preferred sub-locations for real estate investments in Pune are Hinjewadi, Wakad, Baner, Kharadi, Kalyani nagar, Wagholi, Viman nagar and Magarpatta. All these localities have steady connections with the IT / ITES sector and at the same time, are strong enough for capital value and rental value is concerned.

However, those who are planning to buy property as an investment point of view, i would only advise them to invest near suburbs, where there is higher chances of property rate appreciation within the next 2-3 yrs. Although IT hubs are good areas far investments. Hinjewadi and Wadgaon Sheri are on the way to satisfaction. So, Magarpatta is a more advisable locality in this respect.

Close proximity to the financial capital, Mumbai, has made Pune a rich center for educational institutions and IT companies, which has ultimately led to increase in demand of property and its prices. In 2014, city has seen a growth of 7%. And there are several big infrastructure projects like Metro Rail Project which is under construction and proposed International Airport plans which is going to start by next year. So, i can give you some hints like localities around IT hubs are recording maximum demand when it comes to both owned and rented flats. Suburban areas of the city are also witnessing a amazing growth.
