Greater Noida authority is planning to change its Master Plan

Q: As per the NCRPB directive, National Capital Region Planning Board will soon have an environment management plan (EMP) for Greater Noida.

Hi everyone,
As i understand, the idea is to put in place a detail land use plan that will guide how the city grows over the next 20 yrs. As part of the changes, the authority plans to increase population density in some areas.

And once changes are approved, the authority will allow ground coverage of 25% instead of the earlier 20% in projects coming up in recreational green areas. Earlier they have allowed a 0.5 increase in Floor Area Ratio (FAR) in areas along Metro corridors to give realty a boost, there is a corresponding need to increase the ground coverage, which they have now revised.

Similarly, other land use categories like industrial, residential and institutional are already allowed ground coverage between 30 and 40% in the city.

From above, the authority will now allow abadi plots for farmers in land parcels designated for residential use. Since they do not have residential land, it was decided that apart from parks, green belts and commercial areas, all other categories of land use in the zoning plan of 2021 that will be used for distribution to farmers.

Yes, as per the directions of the Supreme Court dated May 14, 2015 and an order of the Allahabad High Court dated October 11, 2011, the authority is supposed to distribute 10% developed plots instead of land acquired from farmers for urbanization.

Yes, the Greater Noida authority announced yesterday that it will make some changes in its Master Plan 2021. It issued a public notice regarding the proposed changes and invited suggestions and objections from residents within 15 days.

Hi Amreesh,
Actually, the decision to amend the Master Plan 2021, following an October 2010 order by the Allahabad High Court, which had reviewed the Greater Noida Draft Master Plan 2021. As per the NCRPB directive, they will soon have an environment management plan (EMP) for Greater Noida.
