Latest Answer: It is really very confusing :( How this premium floor area fee at 60 percent of the guidance value per sqft or per floor area ration is calculated?
Latest Answer: Hi,
the impact of FAR ratio will only be seen in some South and Central Delhi areas. These include Chankayapuri, Greater Kailash-II, Vasant Vihar, Anand Lok, Panchsheel Park, to name a few. Thus, we can say that it only impact prime micro-markets.
Latest Answer: But they think that increase in FAR shall be effective if included by an increase in housing units, density and height. Offering the higher FAR will make the apartments bigger, and with no change in density norms, ticket-sizes may rise as well.
Q:I had checked one property of DS MAX and was astonished to find that the advertised floor area is just 63% of the total what the customers pay. Customers have to be smart enough to verify this. This percentage is normally 75 if the builder provides clubs, gardens etc. If not this has to be close to 80%. Hope DS will clarify or change their advertised saleable area
Latest Answer: Hello Manoj, Thanks for bringing such issues to your notice. Now a days homes buyers have to be smart enough while buying a property from any builder.
