Nagpur civic body is planning to reduce building plan premium charges for institutions
Q: The institutions working or planning to provide education and health services are set to get heavy reduction in premium charges to be paid while getting building plan sanctions or revising the existing building.
Hi Everybody!!! Have you heard the latest updates on property tax in Maharashtra? Stamp duty hiked by 1% in Nagpur Metro Rail corridor by the urban development department.
But it will directly impact the budget of the homebuyers in Nagpur. The Urban Development Department has finally cleared the proposal yesterday to increase stamp duty by 1% in Metro Rail corridor. The corridor is the area lying within 500 metres on both sides of the Metro track. The duty will now be 7.5% instead of 6.5%. The 1% registration charge (maximum Rs.30000) will remain unchanged. The stamp duty in the city except the area under Metro corridor will remain at 6.5%.
Hi all, I am from Nagpur and running a private school. I wanted to know charges reduced by the Nagpur Municipal Corporation for primary educational institutions and secondary educational institutions. Thanks....
Good morning Ritu, For primary educational institutions, charges would be reduced to 1.88% for plot less than 180 sq.mt, 2.5% for those 180 to 500 sq mtrs, and 3.75% for plots 500 sq mtrs or more. For secondary educational institutions, charges would be 3.75%, 5%, and 7.5% for respectively. Similarly, the premium for medical institutions, charitable institutions etc have been reduced compared with existing percentage but not as high as for educational institutions.
Hello friends!!!! We were shocked to see the proposal and asked reason behind non-implementation of earlier resolution which was tabled in June, 2015. Town planning has rights to reduced premium charges. Town planning Dept. had no reply. Now a proposal has been tabled before the standing committee seeking reduction in premium charges.
Actually, the standing committee was upset with the town planning department's negligence so directed action. So, the officials of the town planning department requested the standing committee to withdraw the proposal fearing action.
The beneficiaries are educational institutions imparting primary and secondary education, medical institutions, institutions promoting sports, amusement parks, arts and sciences, charitable institutions, penal institutions like jails, mental hospitals, house of correction, detention and reformatories and special cases closely associated with promotion of cultural and other activities are coming under it. And they all will get reduction in their premium charges.
Actually, the PMC town planning department was supposed to reduced the premium charges for institutions ten months ago but unable to do so. But this time NMC will reduce the premium charges with immediate effect.
Hi Akhilesh, I think this should be levied before. But it's ok. There are provisions in the Maharashtra Regional and Town Planning (MRTP) Act to reduce development and premium charges for institutions while sanctioning or revising the building plans.
Hi Akhilesh and Dwarkesh!!!!! As per existing system, the institutions are supposed to pay 7.5% of total value of plot for plots less than 180 sq-mtrs, 10% for plots measuring 180 to 500 sq-mtrs and 15% for plot measuring 500 sq-mtrs or more. The reduction % varies as per type of institution.
HI Ajit, Which are those institutions come under this beneficiary scheme? And what is the existing system as per them the institutions have to pay theor premium charges?
