Want to book a flat in Shubhangan, Gangotri Greenbiuild at Pirangut

Hi friends,
I want to know the project locality and connectivity to the other parts of the city as i am new to this locality and don't have much idea about the locality? Is there anybody who can provide me some information about the locality and it's connectivity? What is the current property price trend is going on in the locality?

Located near to Pune, Pirangut is an eco-tourism hot spot which is experiencing a phenomenal growth of residential sector in recent yrs. It is is 20 kms from Pune central. Prominent areas like Hinjewadi, Tathawade, Wakad, Aundh, Balewadi, Baner, Bavdhan, Chandkhed, Dhayari and Karve Nagar are located close to Pirangut. Connectivity Pirangut is well-connected to other parts of the city via road, rail and public transport. The Temghar Road is only 1.4 kms and connects Pirangut to Gadewadi, Lalghar, Khan Nagar and Uravade. The Shivajai Nagar Railway Station is 22 kms from Pirangut via the Paud Road.

The average property price in Pirangut is Rs. 3250/sq-ft., with the minimum and maximum property price being Rs.2850/sq-ft. and Rs. 3600/sq-ft., respectively.

Good afternoon Sandip,
it is very difficult to say that which builder is good or which not and whether they will deliver the project on time or not. It only depends on the stautory approval and the construction norms fulfilled by the builder. If they complete the construction work on time and as per the construction norms, they will must get the Completion Certificate, that allow you the enter into your flats and if they didn't then project can get delayed by years. So, do all ur due diligence before buying property in anywhere.

I am planning to buy a 2BHK flat but not sure in which locality and at what price? What is the current property rate going on in the locality as well as the developer has fixed for this project? And secondly, all the projects are getting delayed due to statutory approvals? Which all banks have approved this project?

Hi Sneha,
The current property rates in Pirangut is Rs.4300/sq-ft. (upper range), Rs.3650/sq-ft. (average range and and Rs. 2970/sq-ft.(lower range). Prices varies and depends on locality and the amenities provided by the builder in the project.

Builder rate is Rs.3700/sq-ft. and almost all leading banks such as Axis Bank, LIC HFL, HDFC Home Loans and Indiabulls Home Loan have approved this project. As far as project possession is concerned, they are giving possession by December,2016.
