you dont have to pay 100% amount. 50% amount will be paiad after development. and development is done after grampanchayat approval. Actually developers need approval from collector also if the project is big. In my opinion cidco is good, but cost will increase about 6 times. If paper is clear and you are farmer, their shouldnt be any problem. Go with legal procedure.

@Anushka, Yes, there are few case of fraud are happening but it doesn't mean that people are not buying properties in these locality. You should ask for all the legal paper, verify it by the local municipal, check out all the current dues on your selected property and them proceed.
But at the same time, it is also come to hear that people who have invested there have not been given papers and allotted plots. And in future if government refused to give permission saying that it will affect the mangroves trees then money is gone.

Hi Lalit, Nothing bad in investment in this localities as land development and property development is not a play of one day. Be invested for long time and then you will get benefits.
Its a big project of 100 acres. So, all land will not be in one Gram Panchyat. You can choose your plot as per your convenience, near to road or inside the future township. The rate also varies little bit.
