Q: Hi, My budget is 30L. I have shortlisted 2 projects. Shantee Sunshine Sapphire in Vasai and Ornate galaxy in Naigaon.
I am confused between two location. I am looking for investment and both seems good option and both has pro's and cons. I would like to ask experts about this which place is better?
Hi Chinmoy!!! Even i suggest you to go for Naigaon. It is the fastest developing locality in North Mumbai. There has seen huge development in the economic phase of this suburb. The flexibility of the transportation system has contributed a lot in the popularity of this place. This locality is well-connected with the important parts of the cities as well as rest of the area through well-developed highways, roadways, etc. It is governed by the Vasai-Virar Municipal Corporation (VVMC). It is also the name of a railway station on the Western Line of the Mumbai suburban railway. Residents can enjoy a comfortable and luxurious life due to the availability of all the basic requirements.
Thanks a lot for your answers. my doubts are clear now. My point of confusion was Vasai being a junction for travel, it might have some scope of more resell value. But I have seen almost all the projects in Naigaon and Vasai and found that Vasai is already almost 70% is developed. But Naigaon is still yet to be developed. Scope for developement is more in Naigaon than Vasai. Please correct me if you think I am wrong.
Yes, the biggest advantage for Naigaon as a residential locality is its affordability. In spite of the fact that it is closer to Mumbai than Vasai-Virar, it is much cheaper to buy a flat in Naigaon. Here one can easily buy a spacious 1BHK apartment for just around 25-30 Lakhs.
Proximity to Mumbai city limits is another reason why Naigaon is developing fast as a residential hub. It is just 5 mins away from the twin township of Mira-Bhayander by train. By road, it takes just 15 mins from Naigaon to Dahisar.
It is very hard to get a residential flats and plots in Mumbai at affordable rates but Naigaon, Vasai and Khopoli are some of the areas that have residential plot available within Rs 25 lakh to Rs 30 lakh. On the other hand apartments are available in Virar, Vasai, Nallasopara, Kalyan and Naigaon.
Secondly, Naigaon has all important proposed public infrastructure projects in vicinity. It is a part of the proposed Western Railway Elevated Corridor connecting Churchgate and Virar. Possibly the only place which is still undervalued in terms of pricing compared to others in Western Suburbs.
I am agree with you Rajat. If you see the entire stretch from Mira Road to Virar, All the places are nearly occupied by new construction. Besides in Naigaon the construction is happening near the Station, which is not available in the entire stretch, even global city of Virar is so far away that you can not reach walking as you can in Naigaon. Once all the constructions are completed the returns will definitely be twice what you have invested. The better example is Mira Road.. which has become a boom in the Mumbai real estate market.

Naigaon is one of the best residential localities in Mumbai reagion for the following reasons. 1) Low cost - is One of the major benefits of the localities in Mumbai where you can get a flat for less than 20 lakhs. 2) Connectivity - Naigaon is just 10 kms from Mumbai limits, well connected by rail and road. 3) Proposed bridge - there is a proposed bridge to be built over the Naigaon which will make reaching Mumbai faster and easier.
