We have sold over 300 plots and handed over possession, clients have already started constructing bungalows. Majority of land plot companies are fraud like Mgli and chirle ones...They just show Rosey picture and extract more and more money but never gives the possession of plot in real...After years ppl are trying to get their money back...But nothing is happening.. Because with money and power no one can do anything to them...And these theives are successful in extorting money...Plz don't buy any polts from them...It's a racket...

Now Mr. Bharat Jadhav and associates are selling plots in phase - III of Sadanand Nagar , Chirle through M/S MLF Co. Pvt. Ltd, C B D Belapur, Mumbai by daily giving advertise in leading news papers of Mumbai , Navi Mumbai and other cities and through dense network of agents. Initially people get impressed by the site and sweet promises of Mr. Bharat Jadhav. There is no harm in buying this property if new buyers are get satisfied buy feed back from all the buyers of phase I and phase II of sadanand nagar. They should first ask whether property is fully transferred on previous buyers names or not, asked for copy of sales deed and 7/12 extract of all the buyers. Fully developed means asked them to show drainage arrangement. How much loading they are going to apply for the plots, ask them directly. They applied ~ 25% loading for phase I and II without prior intimation. Ask them about NOC and compulsory compound wall charges. Rest GOD BLESS YOU !

one more thing I would like to bring to your notice regarding this project is that Mr. Bharat Jadhav and his associates compulsorily constructed a compound walls on the plots of the buyers without taking theire permission for construction and now asking for the money for compound walls. Those who are refused to give the money for compound walls, He is convincing them that he constructed those compound walls for getting the property card and house number for each plot from Grampanchayat, else this plots are of no use to the buyers. By this compound wall issue he is purposely postponing the sales deed of these plots. Buyers are in now in dilemma that whether they will get full possession of their plots or not or for how many days developer will go on extracting money from them on new and different different issues though they paid full plot amount to him long back. Initially Jadhav gave promise that he will give possession of the plots within 3- 4 months. Be aware.

Location of this Sadanand Nagar, Chirle project is good. But problem in giving of possession to buyers by Mr.Bharat Jadhav - developer of this project. Initially he is giving false promises to the buyers by his sweet and impressive conversation sales skills and extracting the 100% cost of the plots from the buyers before sales agreement. Many of my friends who booked plots in Phase - I and phase - II of this project are still struggling to get the possession of their plots and no sales deed or 7/12 extract is transferred on their name though they booked this project ~ 10 months back . This Mr. Bharat Jadhav never keeps his words or promises which he is initially giving to the plot buyers. Instead after the full payment when buyers asking for the sales deed/ addition of name in 7/12 extract, thent he suddenly asking for more money like Rs. 50,000/- for NOC from grampanchayat, which is actually only Rs. 5000/- but he succeeded in extracting more money. Hi folks
I have some information on this project. It is a 15 acres of fully developed Goathan plots with road, water and electricity supply. Plots available from 1000-4000 sq-ft. No Extra charges for development, stamp duty and registration. Sadanand Nagar is only 5-kms away from Ulwe node where land prices are approximate 1 lakh/sq-mt while current prices in Sadanand nagar are a mere 850/sq-ft. And they are also charging Rs.850/sq-ft. for booking this flat.

This Project is located in the heart of Navi Mumbai. This locality is good to have your own bungalow and farm house plot at village Chirle. But there are lot's of fraud cases are coming to hear specially on plots. So be careful, check all the legal approvals as this area is coming under Gram Panchayat, so ask for the collectorate approval and then go for it. Ask for the clear land title and latest tax receipt too before booking.

You are absolutely right. Even Maharashtra govt. has declared that this area comes under forest zones and it will effect the mangrove trees. So, plz stay away for such plot.
