Can I legally build RCC house on Commercial Land for residential use ?
Q: I have a plot in Eiffel Olympia , Pune. As per agreement the plot is classified as Commercial NA. Can I build a home for residential purpose legally ? If Not what would it take for me to build a home legally
Hi friends!! New order makes land use change easier in Maharashtra. According to the new order, the premium will be charged according to the demand for change in land use. For conversion of agricultural land to residential land, the premium would be 50% of the total value of land as per ready reckoner rates.
Hi, Yes you can use. But you need to discuss with local authorities town Panchayat or Panchayat or Municipality or corporation people. Check how your neighbour has converted the land usage. Get a lawyer's opinion and proceed.
Also, you need take proper clearances from the municipality, so as to make sure you are allowed to build residential house in that area, in order to avoid any issues in future.
Hi Abhishek, It can be converted but only if you are able to convince the revenue department that the said piece of land is no more usable and cultivation process could not be carried out for ever, the change in the classification would be permitted. For that you have to visit your District collector’s office for approval process and the expenses will occur.
