I am planning to buy property in Bhopura, Ghaziabad. But i am not much aware of this locality, can you tell me about its infrastructure developments and connectivity? how is the transport facilities in the locality?

Connectivity is another major factors that attracts investors as well as end users in Bhopura. After the Dilshad Garden Metro Line which is 4.5 kms approx. got functional, realty in this area has got a boost. This locality also offers easy connectivity to other parts of Ghaziabad and Delhi/NCR through DTC buses. However, social infrastructure is yet to pick up in the area, but in terms of civic infrastructure, the locality receives 24 hrs water and electricity supply. Considering this, Bhopura could be an option to consider for those who are looking for affordable properties in Ghaziabad area.

My question is why Bhopura in Ghaziabad may not have been much talked about compared to other Ghaziabad markets like Crossing Republic, Mohan Nagar, Vaishali, Indirapuram and Raj Nagar Extension?

Bhopura has the potential to become an investment destination with the upcoming residential set-ups and infrastructure developments. The area still offers affordable prices because the occupancy rate is low here. Thus, Bhopura offers a good deal to those who have an appetite to hold the property for at least 3-5 yrs. to see a good appreciation.

If we see the track record of previous two years, we find that the locality has offered decent capital appreciation in the last 3 yrs. While in the last 2 yrs., the locality has seen about 20-25% rise in property values. But in the last 3 yrs. the prices has increased by 35%. As per date, it is found that the average property prices here was Rs.2450/sq-ft. but today you will get the same property at the average price of 3400/sq-ft.
