Royal Palm

Q: Since I have begun living in Royal Palms Mumbai, I have never faced water shortage and know for a fact that the water I receive is pure.

Hi,
I am planning to buy a 1 BHK in Royal Palms Residency. Reviewed the rates online and could see that it is ranging from 25 L to 50 L. Can anyone please suggest the exact rate range and what all documents should I review before booking the flat?

Good morning Subham!!
Don't go by online quotes. Most of them are bogus! I hope this is ready-to-move property with OC and BMC water supply. Price of a 1BHK flat in Royal Palms will be Rs.48L to Rs.55L.

I would like to suggest below before closing the deal:- 1) Visit the project site multiple times on different days different time slots from morning to night, 2) Understand why there are so many sellers?, 3) Meet couple of sellers personally and discuss issues faced by them, 4) Don't go by just what Agents say, 5) Get all title related documents, land documents, NOC from multiple govt. authority, check the construction materials used in the project, check bank approvals, if possible verify it by good property lawyer (not related with deal) and last but not the least, meet few existing residents in the society and get ground reality.

Have you booked your flat in Royal Palms, Goregaon East, Mumbai? If so, may i know whether it is a good to buy a property there? How is the rental market there? What will be the rent of a 1RK flat over there?

Hi Suresh,
I'm not living there. But was thinking of buying a 1BHK in it. Goregaon is an important area in the western suburbs that started out as primarily a middle-class residential property neighborhood but went on to become a wealthy suburb. Goregaon is well connected to other parts of Mumbai through the Western Express Highway, Link Road and the arterial Jogeshwari Vikhroli Link Road that connects the east to the west of Mumbai.
You can get a Studio Apartment on rent around Rs.8000-9000/month with Rs.30000-50000 as a security deposit
