Some of my friend's told me that the area is developing at a rapid pace, so what can be the reason for it.

The recent boom in IT all over the country have had a ripple effect on many small districts and suburban towns of major cities. The erstwhile village of Perungudi is one such district, which has rapidly developed into a flourishing neighborhood becoming a seat for residential and commercial activity.

The CMDA has finally approved the construction of the Chennai Monorail System, which is expected to ply from Parrys Corner to Nungambakkam, covering at least 34 localities in the city including Perungudi. This elevated monorail will effectively help to cut short travel time and ease traffic congestion, increasing accessibility and connectivity.

What is the rate per sqft going on? How much will be the cost of an apartment and what is the total land area?

The pre launch price is Rs 6200 per sqft and the price is only for first 10 bookings only. The project is spread over 16.4 acres of land.
The price of 2 bhk starts from Rs 68.20 lakhs on wards.
The price of 3 bhk starts from 89.90 lakhs on wards.
