Hi Abhishek, What if a builder has got the APF No and still giving possession late? Do you think that thousands of builders whose projects are delayed by 2-10 years will not have APF NO. How do they mentioned in their brochure and sites that blaahh......blaahh.....project is approved by blaahh.....blaahh banks? It is always seen in Delhi/NCR that project has bank approvals and all but still not giving possession on time.
Well Depika, Banks have their own parameter. Most banks consider builders who have been into construction business for a while, and have a history of completing projects on time, for at least 2-3 projects. The quality of construction an important parameter too. Banks do not consider developers who have been featured in the negative list of the Reserve Bank of India (RBI). There is an agreement signed between the developer and the bank or the HFC. Banks and HFCs insist on a clause that stipulates the action to be taken after the construction period expire. And after having APF No, if the builder is giving delay possession then bank will stop the repayment of loan. Banks do not consider developers who have been featured in the negative list of the Reserve Bank of India.
