will carpet area be considered for registration of flat after RERA act is implemented ?

Q: Since RERA ACT has no notion of built-up or super built up area and only includes carpet area, will the registry of apartment be on the basis of carpet area?

Thanks for reply Giri. But one doubt still remains with respect to under construction projects who sold flats on basis of super area. Since these under construction projects will also be under RERA ( due to not getting completion certificate by a said date ) , so going forward will buyer in such projects pay registry charge on carpet or super area ?

Yes, the carpet area will be considered for registration of flat after RERA Act is implemented. There is just one area and that is Carpet Area. No more confusing and subjective terms such as Built-up and Super Built-up area. The definition of Carpet Area is clearly defined under the Act.

I am agree with Giri....With this move, you can expect price per square feet to go up. That’s because they will charge the complete price on a lower carpet area. But you should be happy with this move. At least you know what you are getting into. You wouldn’t get a 600 sq-ft while you thought you have purchased 1000 sq-ft apartment.
