I am not sure on what basis all these builders are charging us but 30 to 35% of loading an extra Rs 4-5 lakh in the name of Infra charges. On top of this, the Pune public is madly booking these flats and agreeing to any demand from builders knowing the water issue in the locality.

I think Shagun Perfect 10 has 40% loading which is very high side.

Hi Keshav And Sunil.......
I am one of the owner of a flat in Shagun Perfect 10, Balewadi, Pune. The builder is asking for maintenance charges from owners from March 2017.

We are facing many difficulties from the beginning of our flat possession. Main door laminate is the worst. Polished applied on all doors in the flat is of bad quality and it has started coming out by simple cleaning by cloth. Apart from that, claims of quality made by sales and engineering team, all becoming false by each passing day and I am losing trust in the claim and in this project.

Hi Abhinav,
I would like to suggest you, visit the project site before booking your dream home in it. See the approach road, transport facilities, connectivity, water, and electricity facilities and then go for it.

The Baner-Balewadi area may be a hub of development, but basic amenities such as water supply are still sadly lacking despite ample supply in the dams. Mumbai High Court already issued a warning notice to Pune Municipal Corporation over its discriminatory approach and ordered that no new construction was to be allowed in this area unless the civic body takes concrete steps towards handling the acute water shortage.

I am agreed with Keshavrao. I am also planning to book a 2BHK Flat at B2 Bldg, but the salesperson is not ready to comment on the possession period. When I visited the site for the first time they said it would be ready by Dec 2017 or max Jan 2018. But then after one week, they told me that Mar 2018 is the final date of completion. As of 15th May 2017, B2 progress is 4th Slab work is in progress, how will they be able to give by Mar 2018 considering May to July is the rainy season and the construction does get slower. I am still a little bit confused.
