Hi Abhishek,
I think both areas have its own importance. You have to visit the locality before closing the deal. Check the locality and its connectivity to the other parts of the MMR, basic facilities nearby, malls, hospitals, schools and bus stop from the project site and current property rates in the locality and then move forward.
And most importantly, if you buying an under-construction project, then check whether it has MAHARERA approval or not. Do not buy any under construction project which is not registered under MAHARERA. Otherwise, in absence of RERA approval, a project is considered as illegal and some of the basic amenities will be discontinued by the local body.
