Buying Plot near Sriram Nagar Kondapur Hyderabad

Q: Hello friends ,
I have given some toke n amount for purchasing plot near above location , I am looking if there is any Firm for verification of documents and physical location for the plot , please provide any firm information , This is not HUDA approved plot , is safe to buy plot without HUDA approval ? can i buy plot with ULC and LRS cleared lands ,please provide inputs , thanks

The following consequences have to be faced if one does not apply for regulation of unapproved layout - No building permission will be given, such layout plots will be treated as continuing offense and exemplary penalties as per law would be levied. no regular water supply connections and services like roads, drainage, streetlights will be extended in such areas, and information will be sent to the Registration Department to enter the land into Prohibitory Register of lands and no sale or disposal or transactions shall be allowed in such sites.

Points to be considered before buying of the individual plot- check whether the seller has a right over the property. Verify Pattah and Encumbrance Certificate for the property. Check whether the layout has been approved by the CMDA and sanctioned by the local body. Verify the land-use zone as per the master plan for the plot.

You can ask for the following documents to verify your property. This includes 1) Mother deeds, 2) Conversion/Permission Order, 3) betterment charges receipt, 4) tax paid receipts, 5) approved layout plan, 6) approval from the concerned authority, 7) Encumbrance Certificate etc.

You can verify all these documents fro the Registrar Office of your locality.
