Q: Hello friends ,
I have given some toke n amount for purchasing plot near above location , I am looking if there is any Firm for verification of documents and physical location for the plot , please provide any firm information , This is not HUDA approved plot , is safe to buy plot without HUDA approval ? can i buy plot with ULC and LRS cleared lands ,please provide inputs , thanks

Latest Answer: Verify original latest title deed documents in the name of the present owner, Check latest land revenue record applicable in your state along with the land area extend to cross verify the mutation made in the revenue records in the name of the present owner of the land, check whether the layout of the land is approved. Ensure that the land conversion order had been obtained and also check the copy of Field Measurement Book (FMB) sketch of the land. Cross - check the genuineness of the present owners land revenue records online (if available in that respective state).

Kranthi Vanam , Kondapur plots.... illegal or Legit?
Q: We were searching for a property in kondapur area. Came to know about Kranti Vanam project through one middle man. We understand from sources that the plots are sold by some people are illegal. Some plots title deeds are manipulated and lot of middleman, politicians made double registrations and created false documents etc. Even read in this board that parks are also converted into plots and registered by making false documents.

Can anyone please suggest any other good project near kondapur which is reasonable and hassle free as we have dropped buying at Kranthi vanam for sure.

Latest Answer: Thanks. will check Samskruti township. Searched in mokila, timmapur. Good places are already Rs.10,000 Plus per yard in mokila and timmapur is also growing . Any suggestion for aparna at mokila please.

Q: I came to know from GHMC office that this build had received 2nd level notice from GHMC circle -11 for constructing illegal penthouse and the 5th .

Also the builder is greedy for money and maintains very poor quality. Please let m e know if you have bought the fla from him.

Q: Could anyone tell me the Govt. registration value (per sqft) of Kondapur area (near cyber city convention center) for a resale flat.

Latest Answer: As per my knowledge in Hyderabad 5% Stamp Duty, 1.5% Transfer Duty & 1% Registration Fee is applicable for residential project. I think it is the same for resale property as well. I would suggest you check with some of the legal expert dealing with such cases.
