Is there any option to find out whether the house is waterproofed or prone to wall leakage before buying a home?
Q: I have heard that Home inspectors can inspect our home and can tell whether the house is waterproofed or is prone to wall dampness or paint peel off in the future, Is that true? Because these types of issues are now very common in apartments.
Yes, I agree with Sunil. A home inspection helps Interior Decorated areas of the home that need repair. The home inspection lets a buyer make an informed decision when purchasing a property. But in India, very few buyers choose for a home inspection before purchasing a home. Buyers home inspection is considered a standard part of the contract sales agreement. Here is the home inspection checklist for you - 1) Structural system, 2) Exterior, 3) Roof System, 4) Plumbing system, 5) Electrical system, 6) Heating System, 7) Air-conditioning system, 8) Interior, 9) Insulation & ventilation, 10) Fireplaces and Solid fuel-burning appliances. But remember, A Home inspectors can only inspect the parts of these systems that are visible.
Hello Abhilash, You can do it urself. There are a few steps which will give you an idea if there are any areas you want to pay for the special attention. These include Foundation - Look at the base of the wall and the ceilings in each room. Are there any cracks in the foundation? Do the same around the outside? Are there any trees encroaching on the foundation? Drainage System - Does the drainage appear to be away from the house? Roof - What is the overall condition? When was it last replaced? Exterior - Does the house look like it will need repairs or repainting soon? Are gutters and downspouts firmly attached? Are there loose boards or dangling wires? Is there asbestos in the exterior material? Interior evidence of leaks -c Check ceiling and around windows in each room? Basement - Is there dampness? Sufficient insulation? Electrical - Do the switches work? Have the outlets been grounded? Plumbing - Any unusual noises or malfunctions?
A good inspector can give you an estimate of how much you’ll need to spend on repairs and upgrades, which is valuable information as you consider your budget. Many sellers decide to leave the presale inspection to the buyers. That is a mistake. When the buyers get an inspection, the sellers may have little time to complete repairs and keep the sale on track. But if the seller has the home inspected before putting it on the market, he has more time to do repairs and to shop around and control his costs for the work. Both buyers and sellers often wait too long to engage an inspector. Hope, this will help you in any manner.
Yes you have such an option. This is done with the help of Thermographic survey. An infrared thermal survey is a non invasive means of monitoring diagnosing the condition of a building. A Thermographic survey is a collection of photographs taken by a Thermographic camera which shows the temperature of the building as well as areas of the building having water content or concentration. High concentration of water in certain areas of your walls ceiling cause wall dampness wall leakage etc. Painting or plumbing wont solves such issues. A correct approach is to find the root cause and to fix it.
