Q: Hi All,

I am planing to take under construction apartment in Gajularamaram. but now GST is decreased After 1 April 2019. now i am planing take 35 lacs home loan, but registration value is 12 lacs. Can i pay GST is registration value or loan amount. please confirm
Latest Answer: Apart from the above mentioned points, a under-construction properties priced up to Rs 45 lakh will now be treated as affordable housing projects and will attract 1% GST without the ITC.

Latest Answer: Hello Vijay, These changes rate of GST are applicable from April 1, 2019. People who have already booked their flats and have made part payments, can save money as the cost of the apartment has already been fixed. What will change is only the rate of GST applicable on the instalments that have not yet been paid, if they are able to get the demand for the instalment issued after the new rates come into effect. As per GST rules, the GST is payable on the earliest of three occasions- 1) Receipt of payments, 2) Raising of invoice, and 3) Completion of service or supply of goods. So, if you can get the developer to issue the invoice or demand for the remaining instalments, on or after April 1, 2019, you will be able to avail of the reduced rates of GST.

Latest Answer: Hello Megna, I agreed with Nagesh. Apart from that, the rates of both, stamp duty and registration charges are based on the price of the property registered or the ready reckoner rate, whichever is higher. Any delay in the payment will charge a penalty of 2% on a monthly basis. Stamp duty charges also depend on whether a given property is new or old.

Q: I need to pay 20% of amount to the builder post GST implementation. Earlier I used to pay a service tax of 4.5% and 1.25% VAT (total 5.75) on each disbursement released by bank. So now with GST, do I have to pay 12% of tax on my remaining 20% amount instead of earlier 5.75%?

Q: I bought a flat in Hyderabad telangana for which all payments have been completed before June 30th 2017. However i waited for registration to be done in July post GST thinking that VAT which is to be paid pre-GST will get subsumed in post GST period. However my builder is still insisting on paying up VAT? Can anyone please confirm if there is a need to pay VAT now ?

Latest Answer: No, you do not have to pay VAT for your flat. You have to Pay only Stamp Duty - 4.5%, Registration Charges - 1.50% and transfer Fee - 0.50%. Your builder has to pay VAT and later apply for the Input Credit and later he will pass it on to us.

Q: I am purchasing an apartment valued at 32.5 lakhs. But the actual govt value builder says is 19,12,500.
He informed me that registration charges is valued at 6% = 1,14,750
VAT 1.25% = 23,907
Service tax 4.6% of 32.5 lakhs = 1,49,500
2500 GHMC charges
and 15000 documents
is this correct

Q: I have purchased newly constructed flat and registered it in June 2016. We have received property tax bill recently, I wanted to know how property tax gets calculated. One of my friend told me that property tax would apply after the period of 2 yrs from the date of approval of plan of building. Is this correct? what is the process. Any idea? Thanks in advance.
Latest Answer: Every property is an asset which is taxable and the property tax is an annual amount paid by a property/land owner to the government. Have not heard that property tax is applicable after the period of 2 years.

Q: I registered only agreement of sale & sales deed is made for 25 lakh only and paid taxes(VAT, Muncipal etc.) on it other than service tax.
My questions are :
1. Do I have to register the construction agreement also ? If yes, what are the taxes on it and their rates?
2.Will there be any penalty for late payment of service tax? for agreement of sale? If yes, how much?
3.What is the rate of service tax?
Latest Answer: Service Tax is 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic .
