I purchased a flat for 50 lakhs & made 2 agreements-sales(25 lakh) and construction agreement(25 lakh).
Q: I registered only agreement of sale & sales deed is made for 25 lakh only and paid taxes(VAT, Muncipal etc.) on it other than service tax.
My questions are :
1. Do I have to register the construction agreement also ? If yes, what are the taxes on it and their rates?
2.Will there be any penalty for late payment of service tax? for agreement of sale? If yes, how much?
3.What is the rate of service tax?

Latest Answer: Service Tax is 12.36% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic .

Latest Answer: TBC.... Saw some model flats also and looks to me good construction and yes some new families are about to take possession. And apart from it IS THERE ANY OTHER MEANS OR WAYS TO VERIFY JANAPRIYA'S PROJECT.

Latest Answer: Yes, the water situation is not being taken care of in Sainakputi but the place isn't all bad! The conditions have improved but overall Hyderabad faces a water problem. But now there is wasa- Water and Sanitation Agency to repair broken infrastructure because of broken sewerage lines. The agency had a lack of funds and that's why the work was so slow. But 4 water supply schemes and 6 sewerage plans were devised for Hyderabad and now there has been improvement. The locality actually has some great schools and colleges.

Latest Answer: Hey I would suggest you look for flats/apartments rather than independent houses. You could try finding a 2 BHK in the Janapriya Lakefront, the rent would vary between Rs.10,000 - 12,000, which is a great price for a gated community. ANother good place to find rented house in sainikpuri would be the defence colony. This area is great to stay in, very calm and safe. The rent would vary between Rs.10,000 - 15,000 here, depending on the owner. Good luck.

I know that they have all the basic amenities which a gated community offers, and there are about 6 blocks of 10 floors each. But, apart from this very basic information, I don’t really have much. If someone can give me details about any loan assistance from the builder it would be great.
