STRUCTURE

• Building: Hydraulic Rotary Pile, RCC framed structure complying with seismic 3 zone. Cement blocks for walls wherever needed.

FLOORING

• Living/dining/bedrooms/kitchen Vitrified tiles 120 cm x 60 cm – Livenza/ Simpolo or equivalent.
• Toilets/balcony - Toilet floor 120 cm x 60 cm, walls 120 cm x 60 cm, balcony 20cm x 120cm - Livenza/Simpolo or equivalent

DOORS

• Entrance doors - Engineered wood door frame with shutter. Digital lock with Ikin/Yale or equivalent.
• Internal doors - Both sides laminated flush door.
• Toilet doors - Both sides laminated flush door.
• Balcony doors - Sliding/openable glass door using aluminium extrusions.
• All hardware will be of SS finish (Tower bolt, Stopper etc.) and hinges with ball bearings.

WINDOWS & VENTILATORS

• Windows with a combination of fixed/sliding/openable glass panes using aluminium extrusions

FINISHES

• Internal walls and ceiling - Acrylic emulsion over a coat of putty on cement plastered walls - Berger/Asian or equivalent. Weather shield exterior grade emulsion for external wall.
• Toilet walls - Vitrified tiles up to lintel height and acrylic emulsion on top.
• Toilet ceiling - Suspended grid type false ceiling
• Kitchen - Acrylic emulsion on cement plastered walls. Electrical & plumbing provision would be provided as per standard electrical drawing. Kitchen slab & dado tile shall fall under client's scope.
• Kitchen sink - Sink with drain board in kitchen and sink without drain board in the work area shall be provided along with kitchen taps - Nirali/Reginox/Franke or equivalent.

GRILLS & RAILS

• Window safety grill - Grills of mild steel with enamel painted finish.
• Balcony railing - Railings with a combination of Masonry parapet/MS/SS grill/Toughened glass.

PLUMBING & SANITARY

• Wall hung EWC, wash basin, concealed cistern with dual flush, health faucet, concealed diverter, spout & over - head shower shall be provided. All fixtures shall be of Chrome plated finish - Vitra/Duravit/Geberit/Hansgrohe or equivalent.
• Common wash counter slab, dado tile & bathroom wash counter slab shall fall under the scope of client.

ELECTRICAL

• General - Electrical points with modular switches & independent energy meter shall be provided for each unit. MCB/ELCB shall be provided (Brand: L&T/Honeywell/Panasonic/Legrand).
• Concealed wiring with ISI marked superior quality PVC insulated copper cables (Make: Havells/Poly cab/RR Kabel).
• Generator backup - Generator backup for lifts, pumps & common area lighting and up to 1500 watts for 2BHK, 2500 watts for 3BHK and 3000 watts for 4BHK apartments with limiter.
• Television/Cable TV - Provision for television in living and master bedroom.
• Broadband connectivity – Provision for broadband in living/master bedroom.
• Air-conditioning - Provision for split air-conditioners in living/dining and all bedrooms.
• EV charging – Provision for connecting slow car charging unit will be provided in the metering outlets of each consumer. Cable & charger shall fall under client's scope.

WATER SUPPLY

• Sump and overhead tank - Provision for water storage through underground sumps and overhead tanks.

ELEVATORS

• Lobby levels - 2 Nos. of passenger lift as per the law will be provided (Otis/Kone/Mitsubishi/ Johnson).

FIREFIGHTING

• Systems - Firefighting arrangements as per Kerala Fire and Rescue Department norms.
