General

STRUCTURE

  • R.C.C. framed withbeams, columns and slabs according to the structural design and detailed as per IS:456-2000, with drawings approved by the structural engineer. Roof slab and beam concrete alone will be of Ready mixed or machine mixed and vibrated using needle vibrators. Other works are manual mixing / machine mixed. Form work is to be a combination of steel sheets and wooden planks with necessary runners. Cover Blocks to be provided on the centering to provide appropriate cover for all Rcc elements.

BASEMENT LEVEL

  • Basement height is to be minimum 2’ feet from the existing site ground level and to be filled with good filling soil and properly consolidated using water, the top of basement to be laid with P.C.C. 1:4:8 using 40mm Blue metal.

MASONRY 

  • Brick work using standard well burnt molded bricks. All 9” thk masonry is to be done with CM 1: 5 using 43 grade cement and all 4½” partition walls with CM 1:4 shall provide with a 4.5” Beam at the lintel level of the partition wall. Parapet wall is to be constructed with 4 ½” brick wall with 9” x 9” pillars over columns up to 3’ feet height and provided with rings to dry clothes

PLASTERING

  • All ceiling is to be plastered with CM 1:3 and walls to be plastered with CM 1:4 finished smooth. All external walls are to be finished rough with CM 1:5. PAINT

  • All internal walls and ceilings are to be applied two coat “Water Base (Birla or JK) Wall Putty”, one coat of primer and two coats of Internal Emulsion paint. External wall is to be applied one coat white primer and two coat of Exterior emulsion paint.

LOFTS & CUPBOARDS

  • Kitchen & Bedrooms - each 1 side of RCC slab open lofts and open cupboard (with Kadappa slabs) for size of 4’x7’ - 1 no.

JOINERY

  • One main door (4’x8’) First quality teakwood frame is to be size of 5” x 3” and shuttering of teak wood with normal elegant model both side polish finish. Other internal doors (3’x7’) Second quality teakwood frame is to be size of (4” x 2.5“) are to be 30 mm thick flush doors with laminate finish on both sides frames to be finished with polish. Toilets doors (2’6” x7’) Second quality teakwood frame is to be size of (4” x 2.5)“ are to be 30 mm thick WPC doors with Paint finish on both sides. And each door having powder coatedlock, S.S Tower bolts and shutters fixed to the frame with S.S. hinges. Main door is to be provided centre lock with handle. Windows and Ventilators are made with UPVC. MS grills provided in window areas finished with Enamel paint finish.

FLOORING

  • Flooring is to be provided with (4’ X 2’) size vitrified tiles and skirting to be 4” ht above the floor level. All toilet floors to be (2’ x 2’) 1st quality ceramic anti-skid tiles branded and walls (1’ x 2’) cladding up to 7’0” ht, same cladding in kitchen 3’0” ht. Kitchen counter top finished with Granite and base Rcc slab with partition walls. All common area and Staircase finished with Granite flooring. Lift cladding with granite.

ELECTRICAL POINTS

  • All Electrical works to be done using 3/4” and 1” pipes for using 3/4” pipes on inner concealed, Orbit or equivalent fire resistant wiring and steel boxes are to be provided with switches. 3 phase incomer distribution board of Legrand make with MCBs for circuit control and L&T Salzer rotary switches for phase changeover.

The following electrical points to be provided in each room

  • ENTRANCE - One bell Point, One Light Point and one 5A Pinpoint.
  • HALL - One TV Point One Telephone Point,3 light points on walls. Two 5A and two fan point, one A.C point.
  • BEDROOM - 3 light points in wall, one 5A pinpoint, one fan point, one telephone point & one A.C. point for each Bedroom.
  • KITCHEN - Two light points in wall, Exhaust fan point, two 5A pin point for mixer and Electric cooker, one 5A pin point for Aqua Guard, two 15A point for Wet-Grinder for Grinder and Fridge, one 15A point for Washing machine in service area.
  • TOILET - One light point, one 15A point each for Geyser (Master Bedroom and the other bedroom), one light point over wash basin mirror one 5A pinpoint.
  • COMMON POINTS - Common light points in stairs, Terrace 2 Nos. Point for pump motor, 3 light in 3 sides of Building.

PLUMBING

  • Plumbing lines are to be provided with ¾, 1” P.V.C. pipes of required pressure class chased and concealed in the interior and open in the exterior. Hot water lines are to be provided with ¾” CPVC Pipes. All pipes of branded ISI make and two rainwater pipes of 4” dia with necessary fittings shall be provided. GI special clamps to be provided for all open lines. Rain water harvesting system to be implemented in the building

SUMP & OVER HEAD TANK

  • Underground Sump will be constructed
  • Overhead tanks will be constructed
  • Bore wells will be provided.

SANITARY FIXTURES

  • Bath fixture are from Kohler, EWC, Wash basin 1 No for attached toilet and one common wash basin near dining area.

  • 1 Sink tap point, Aqua guard point, 36” x 18” SS Drain Board Sink.

STAIRCASE AND HANDRAILS (COMMON)

  • Staircase to be constructed using brick work on R.C.C. waist slab and finished with Granite flooring for treads and raisers. 

WEATHERING COURSE

  • 4 inch weathering course with brick jelly lime concrete with heat resistant thermal insulation tiles
