Q: Can some one provide the feedback about SVS new project which is going by the name SVS PALMS .they have started new project with name SVS PALMS.I am interested in purchasing one apartment in it it wil will be grate full if someone can provide the feed back..on Their track record on quality of construction, quality of material, adherence to timelines, providing all necessary clearances for the apt such as A/B Katha, clean land records, experience dealing with them, etc. Please provide feedback on SVS Developers/constructions, Bangalore and their project SVS PALMS.Will like to know the price and the water supply in that area.
This is Yogesh. I have three doubts regarding SVS palms
1. I visited SVS palms and I was almost convinced to book a flat but after reading all this thread I am still finding is difficult to proceed. http://www.commonfloor.com/forum/51b2b4f856aff-stay-order-on-svs-palm-land. Is this true? or are there any other issues with the palms property? All banks are approving this property it seems.
2. In their brochure if you see the building elevation carefully (on brochure cover itself) the B block in phase II is absent but when I visited the site construction has already started for this block, I checked with them on this but they are saying we have taken approval later and there are no issues. I feel they are contradicting or have deviated themselves a bit.
3. Has anyone seen ground floor plan in palm I? When I am calculating the carpet area it is coming out to be around 70% of claimed super built up area. Is this the case for those who've already booked?

Nothing is fishy here. Its a safe project to invest and project is already approved by all leading banks SBI, HDFC & LIC after a thorough verificatoin by Lawers. This Property belongs to Local MLA.
SVS Palms on Query land ? I heard that SJR Unity is built on query land, which means its base will not be strong and water problem will be obvious. As SVS Palms is situated near to SJR Unity; I would like to check about quality of land in SVS Palms. Is it query land or not? Regards Ajay

They are saying the approvals will come since Aug, I don't trust them.Sasidhar is not SBI employee he is just agent and whenever we ask he says the SBI approval will be done in a week, its been 3 months, no progress at all
yes this is what Sashi told me as well.... is there a way we contact someone else or we need to go through SBI bank so that they could start from Ground 0 . for people seeking SBI, i think we need to check alternatives of either diff people from SBI or diff banks
I understand from SBI and HDFC agents that they are asking for Family hierarchy of the land owner. Everytime SVS people have to contact MLA for any documents. so, it is getting delayed to get his appointment. Hopefully, approval will be done this week
On satrurday i enquired and they are saying about dont go with SBI as it takes lot of time and we need to finish the 45% amount within 3 months like that . i am not sure why he is insisting not to go with SBI.? Any one heard about the same satement from marketing team.
Yes, even i got the same response when i checked but then i am going ahead with HDFC for loan. But i spoke to the SBI agent named Sasidhar, he said it should get approved by this month end max.
i spoke to Reddy from the marketing team today .. he said they have SBI legal team is visiting the site this saturday. Once its done, hopefully it should get approved in 4-7 working days.
I too got the same response,for me also he told me that he is the no.1 builder all others are cheap and when I asked about Kaveri water he said it will not come and generator backup is only 0.6kw he said but no guarantee.these guys are not at all marketing guys, builder brought some of his relatives from his hometown, that tells how the builder is.when i inquired SJR builders about cement factory, at least they are giving some answers interns of legal not like these guys have no knowledge about anything.Good that i dropped off from this project.Good luck for the guys who bought the flat.

Anyways I have dropped my plan of buying a flat in svs palms. I dont c any educated face in the site at any time..Good luck to guys who have got into an agreement.

Hi all, I went to SVS Palms to book a flat but dropped off due to the rude behavior of marketing person his name I couldn't remember, he is black bald and looks like rowdy only. it appeared that I am the marketing person and he is the customer demanding things. as you guys said no commitment is given for gas and cement factories, no bank approval till now,I called up SBI and LIC they are saying it will process but parallel we can buy the flat but i am not convinced, the marketing person is asking me why i didn't buy other builder apartments when i am looking for apartments, I said its none of his business. he is saying he is the no.1 builder in bangalore all SJR and other builders are small builders.he is saying if you want to buy then buy other wise we have regular customers who will book the flat, I said fine take the booking from them.
First thing he is not a professional marketing person he said he is the relative of the owner and he talks very rude.I can't put my hard earned money in an apartment when my money is in such hands I am not discouraging anyone here,This is what my experience is.
Rupali, I have not faced any such problems so far. I have been ineracting with them for the last 3 weeks. I raised so many questions but there were patient enough to answer my questions. I interacted with Rajendra reddy and mathew mostly for my booking. I am not sure who was the person who gave such a response to you..

While going for agrrement i am just consedering the location and price , we can't get property at this rate in close proximity to this area. And prices are going to increase irespective of the builder. Today i spoke to the LIC agent and even Visited LIC office Whitefield .. They assured that Laegal documents are cleared for this and original they will be submitting in 3 to 4 days. Right now the loans are approved by LIC based on Financials

I spoke to one marketing guy, he is little rude not at all caring for customer, for every question he is saying he will not commit anything whether it is gas, cement factory and the land in front of apartment for everything there is simply one answer he is giving if you wish to buy then buy otherwise not, no commitments will be given.
He is very rude. Talking as if your wish, if you want you buy otherwise not and that they have big demand. As per him, 12 agreements are already over. However we are planning to drop due to so many litigations.
I do not think they are done 12 agreements, they blocked some flats for their relations as of now, In spite of his rudeness I tried speaking to him nicely as I didn't wanted any trouble if I am planning to buy but after sometime i realized that its waste talking to him, they don't know what color of doors they are going to fit, which type of slide door for windows, regarding security I asked him how many people they are going to hire he said if people are fine they will put one watchman, and for amenities they are charging very high, other reputed builders are charging lesser than this with more amenities.I am dropping off from this project.
no guarantee for Bharat gas and cement factory movements, do all the inquiries and take they are simply raising the price which i think its not worth for that builder
They have sent the brochure today. There is still nothing available in the Internet. Is the Bharat gas store house going to be removed? Has anybody enquirer abt this? I m planning to visit ananda nilaya in this week.
Good point Bhuvana, I just called up the marketing guy he said they spoke to Bharat gas people and they said they will consider it after 1 year it seems but no commitment is given, marketing person is saying once the apartment is finished and if residents give any objection regarding this to govt then it might go but no guarantee. I am in dilemma to take this apartment.
I dont think, they will be keeping the bharat gas store permanently. when there is huge demand for land, no use of just keeping the gas store. i hope, it will moveout. If we go for branded builders like Prestige, we will be ready to pay more amount. But it comes to the small builder irrespective of the quality, we start thinking in all aspects. I think, if the land has no legal problems, we can goahead and purchase the flat.

Hi All, Did anyone did the 20% payment and got the sales agreement done. The marketing person is asking us to pay the 20% since it is going to be 15days from our booking tomorrow, but we are worried to pay as SBI approval is not done.
I hope, there are no legal problem. Legal check is already completed and SBI Lawyer has requested for Original copies of the documents. Arroval will be done in 3 to 4 days.
U can be confident in making the payment cos hdfc and lic housing finance have already approved it. Since the loan percentage is comparatively good in sbi just ask him for time till it gets approved. I m sure they have to accept it. Then why would they keep sbi as one of their loan sanctioning bank?

Everything seems good except one point which I heard yesterday that G+8 construction is going to come up in the front site of svs palms. Any opinion regarding this? That site also belongs to svs. Svs palms would go completely behind and we will have to bear with the noise and dust caused by that construction and the tech park for many years..
I just spoke to marketing person, he said its true that they are going for G+8 and they will leave 20 to 30 feet gap, as for as road which is connecting to main road he said it is BBMP road and they will get the SBI approvals by this month end. any one done the legal inquiry pls post your comments here.
Ya, I inquired about the road, it is 30 feet BBMP road and now svs has acquired the front site of svs palms, so there will not be any problem with the road.
I have contacted today LIC and got to know the currently the Loans are getting processed based on your Financials , as the document approval for this property is still pending

I have contacted the SBI folk, who is processing the SVS plams for bank Approval. He said, there are no legal problems and it will get approved next week. from my end i had get it verified all the legal documents provided by SVS palms from the lawyer. as per the lawyer, everything is ok.

This is good to see this feedback queries on SVS plams. I am Aurosish, also interested on this property. However have not heard about the SVS builder before not even got any website for the builder. As per Ram , the completed project looks good. Does anyone contacted the Banks regarding the legal verifications and approvals. Because as per my discussion, the Bank approval is still under processing due to some legal verification.
I have purchased a flat in SVS palms. Currently its in initial stage. they got morethan 40 bookings and work is progressing well. They have already submitted the documents for bank approval, will get in another 2 weeks. I have visited other project of SVS Ananda nilayam at Ramamoorthy nagar. quality is good and they are sticking to the time lines and also they give proper response to the customers. If anyone knows more about SVS, please share your feedback.
