As far as I know there is no legal issue with this project and it has got approvals from BBMP. You cannot really compare this project with any small builders.
As an owner of a flat at Kolte Patil Mirabilis, I can confidently say that there are no legal issues with this property. It is a BDA/BBMP sanctioned plan that is in compliance with all the regulations. The builder has also altered the initial layout to abide by the Fire department rules. The flats are also vaastu compliant and have just one common wall. SBI is their bank of choice and with SBI involved there is little or nothing to worry about in the financing aspect. The location is also easily accessible from ORR and the railway overbridge getting constructed is another pro. Kolte Patil has been a reputed builder and a cousin of mine stays in their Pune establishment. He has always had good things to say about them. I visited the construction site and it seems to be progressing all right. Also, I am quite pleased with the sales team. The project has in offer quite a number of amenities and facilities that is looked forward to with much expectation. It provides swimming pool, gym, indoor and outdoor sports facilities, exercise courts, hall, library, health spa, landscaped gardens and children's play area.
Hi Shivaprasad, Kolte Patil’s project called “Mirabilis” in Horamavu, off Banaswadi, Outer Ring Road (ORR), which connects Hebbal, Manyata tech park, Baghmane tech park, ITPL, Old Madras road, Whitefield and International airport. It is just 1.5 km from Outer Ring Road.
Well, I visited this property a month ago and they said that it will be launched within a month and they have got all the approvals as well. Now can we invest in this property?? The sales person told that while agreement, they will write that the possession will be within 3 years of commencement. Can i go for this project?

This locality has developed rapidly in recent years.Small builders&Developers converted Mango Orchards to create Layouts.These Layouts have only single entry/exit roads--to maximise number of Plots/Sites for sale.As a result, peak-hour traffic builds up at bottlenecks within each Layout.There are NO plans for Sewage or Water connection yet nor Asphalted street-lit roads.Neither street-Signs nor door numbering has been adopted.Large numbers of Industrial Sheds are hidden away inside,leased to noise and Dust Polluting Industry like Furniture Manufacture,Vehicle Workshops etc.This,despite clear law in form of the Revised/Comprehensive Development Plan RMP/CDP2015 forbidding commercial exploitation in Residential Layouts.Even the 2 lakes in the area see encroachment despite Corporator's residence located a stone's throw away from one of them.A badly designed Railway Crossing had plans for an Underpass,which is now buried.This is a showcase of Bengaluru's incompetent & corrupt development!
