Q: Hi, What is the status of road widening work from Hebbal to Bengaluru International Airport? When is the project getting completed? How is the project going to impact the real estate?

I completely agree with Mr Sagar. India has always been a sluggish market when it comes to civic infrastructural development. Bangalore being the premier IT hub of the country has been facing this problem for a long time. The five signal free corridors were expected to reduce travelling time, traffic bottle necks and provide good infrastructure to the residents. Sadly the project is delayed. There are rumors that it the government is unlikely to reduce its minimum bid prices and hence real estate development companies are skeptical joining hands with the government. Since the projects have already been delayed due to miscommunication between various government departments, I think it is unfair to pin any hopes of real estate prices unless the road widening work is completed.

There are large number of projects coming up in Hebbal both mid-segment and upper-segment. In next five years. Hebbal has witnessed a complete make over in the last decade. The area has gained importance as a preferred destination with the establishment of Bengaluru International Airport near Devanahalli and now the road widening work. Now the property price will increase and the demand for properties will be high.

It will be a six lane elevated road that will start from Kodigehalli gate. The project will have a series of seven flyovers from Hebbal to the Trumpet junction near the airport. (:

Road widening of the 22 Km stretch from Hebbal to Bengaluru International Airport is part of the five signal free corridors of Bangalore City. The project is definitely bound to act as a catalyst to increase real estate prices along the stretch. But the project may take a long time to get completed. It is hard to say when the project would finish. The Bruhat Bengaluru Mahanagara Palike (BBMP) invited tenders for the five signal-free corridors but the submitted bids have been lower than expected. BBMP officials are likely to announce new bids for the project as well as the other four signal free corridors. Prices in Hebbal are already at a peak and are unlikely to increase exponentially before the road widening project gets operational.
