Hi Guys!! What is the reason that the Centre has approved the Karnataka Government’s Rs 3,000-crore proposal to convert the Bangalore-Mysore road into a six-lane national highway?

This is being done because this road is one of the major lines of connectivity and so the road is being converted into a national highway. The main connecting roads are the ones that get acclaimed as the national highway. However this work might take some time for the change of the road into a national highway.

I heard that the Centre has approved the Karnataka Government’s Rs 3,000-crore proposal to convert the Bangalore-Mysore road into a six-lane national highway. The Centre has also accorded National Highway (NH) status and has numbered it ‘NH 275’.

Yes Bhargav, The National Highway Authority of India (NHAI) has agreed to fund the entire project and collect toll. The State’s role is only to co-ordinate and facilitates land acquisition, HC Mahadevappa, Karnataka Minister for Public Works, said.

In a move to challenge the decision of the state government, NICE appointed an advisory committee to come up with a compensation scheme for land losers. The scheme proposed by the advisory committee clearly states that 40% of the developed land will be allotted to land loser of villages, and will stick out as an acceptable solution that will benefit the both the government and company

As per the proposed scheme, in that 23958 sq of land subjected to development, 40% of it will be handed over to landowners. This will empower them to reap the benefits of development, together with NICE. Furthermore, the landowners are not entitled to pay development expenditure or any other cost incurred by the petitioners for the development of the said land.

Will NICE give any kind of compensation to the land losers?

NICE, the company accountable for the Bangalore Mysore Infrastructure Corridor (BMIC) project, has proposed a scheme, to offer a portion of the developed land to land losers. According to the submitted scheme by NICE, 40% of the developed lands of the First Township near Bidadi will be shelled out to land losers.

According to the NICE officials, Bidadi will be equipped with fully functioning underground drainage, developed roads, provision for supply of power, electricity, potable water, electricity and various other civic amenities. Rs 50 lakh is estimated to be the price for developing each acre in the township.

Once the road is completed, it will connect NH4 and NH7 which is Chennai in the south to Mumbai in the west without crossing central Bangalore by a fast, grade-separated peripheral road.

The six lane expressway connecting Bengaluru with Mysore is under construction. Only peripheral part of 56 kms has been completed till date.The expected completion date is by late 2017.

I think Mr Bhargav and done a lot of research about the project and has covered all aspects of your query in one way or the other. The impact would definitely be positive as good infrastructure facilities movement of goods and commercial activity. The prices along the stretch on the highway would see appreciation. Even the areas closer to the highways would have a positive impact. But for all that to happen, the project needs to be completed. The way things stand as of today, I don’t expect NICE road to be completed in the near future. The other proposal of widening the four lane highway to six lanes looks more promising but it remains o be seen how the project unfolds. I suggest a wait and watch approach as of now.

In 2012, Nandi Infrastructure Corridor Enterprise Limited has raised a private equity fund for the Bangalore-Mysore expressway.The total estimated cost of construction of the highway is Rs 4000 crore

Like most other infrastructural projects in Bangalore and across Karnataka, the proposed Bangalore- Mysore Infrastructure Corridor also called as NICE road has been delayed for over 18 years.The project constructed by Nandi Infrastructure Corridor Enterprises (NICE) chaired by Ashok Kheny on Build-Own-Operate-Transfer (BOOT) basis, the project has been synonymous with controversies galore.It may yet see the light of the days as the state government has admitted in an affidavit filed before the Supreme Court that it had allotted 600 acres excess land to NICE. In another proposal the government is planning to upgrade the existing four lane Bangalore-Mysore highway to six lanes. There is no denying the fact that either of the two projects would be immensely beneficial for the real estate prices in both the cities but with constant delays the overall negative sentiment is way too strong to allow for an investment decision.

I agree with Mr Bhargav. The state government is thinking to upgrade Bangalore-Kanakapura-Malavalli Road to four lane to cut down pressure on Bangalore-Mysore Expressway and to have an alternate route to link Mysore to Bangalore via Malavalli. The road from Mysore to Malavalli via Bannur is proposed to be developed too as part of the comprehensive plan which includes doubling of Mysore-Bangalore railway line, a project that is expected to be completed in two years.
