STRUCTURE:
R.C.C framed structure with Bricks/Solid Block walls plastered and finished with Two Coats of Cement based Emulsion Putty, with one coat of primer and two coats of Plastic Emulsion.
Ceilings will be plastered and finished with Two Coats of Cement based Emulsion Putty, with one coat of primer and two coats of Plastic Emulsion. The ceiling area of the balconies, kitchen service and toilets will be plastered with cement mortar and cement paint.

JOINERY:
a. Main door: First Quality Burma Teak both frame and shutters (Panel door) Polished both sides with melamine spray.

b. Other doors: will be deep-moulded compressed wood fibre raised panel doors, strengthened with pre-selected kiln dried rails and stiles, with a grain effect etched in the panel with first quality teak frames, both polished with melamine spray. (Toilet doors will be painted inside). All door frames will be teak frames.

c. Windows: All windows will be painted teak wood windows with glass panels (pinhead glass) and Bright Bar grills.

FLOORING:
Vitrified Tiles 24" X 24" (Rs.50/- per Sq.ft) plain colours with 4" high skirting for the whole flat.

KITCHEN:
Polished Black galaxy granite slab over cooking platform, Franke Stainless steel sink/ equivalent with drain board and plain glazed tiles (12 x 8) upto 2' height above the platform.

TOILETS:
Plain ceramic tile flooring, ceramic printed/ plain tile dado, for about 7'0" height from floor, concealed plumbing arrangements.

SANITARYWARES & FIXTURES:
Parryware Cascade wall mounted model White closets provided in all bathrooms. Half turn foam flow taps and fittings (MARC) or Equivalent for all toilets. Three in one wall mixture will be provided in attached toilet and two in one wall mixture in the common toilet.

ELECTRICAL:
Three phase electric supply connection with a separate Manual Three phase changeover switches inside each flat and wiring will be of copper fire retardant cables concealed in PVC conduits.

MINIATURE CIRCUIT BREAKERS & ELCB :
(Earth Leak Circuit Breaker) will be provided and switches will be Modular Type mounted on metal boxes. Provision for A/C in all bedrooms. TV and Telephone points will be provided in Living and all bedrooms.

WATER SUPPLY:
Corporation and borewell water supply in the kitchen, service and bathrooms.
A FIVE Passenger LIFT will be provided. With VVVF and Auto Rescue Device.

GENERATOR:
40 KVA standby Generator with alternator, sound proof enclosure, control panel, change over panel and earthing etc.,will be provided.

ORNAMENTAL CORNER MOULDS:
will be fitted at Living cum dining ceiling corner areas.

SPECIAL AMENITIES:
Special amenities as per individual requirement at extra cost.
