Q: I am booking 2.5 bhk at lake district. Would like to know opinion of persons who have booked with respect to prospects and my gains and any disadvantages with prospective property

PRA is worst and biggest flop builder in Pune, he booked our flats and took money from Nov 2010 for East Avenue project in wagholi which he not yet started and now after 7 years he is asking all 200PLUS customers to cancel bookings. We all lost so many opportunities of investment from 2010. In future also please do not trust and invest with this builder.

His staff also don t have sense to talk to customers, everytime we went to ask timelines for project completion, they gave fix answer that they are going to start in next 2 to 3 months, which never happened.

Hi i have also booked 3 BHK comfort in cove (the lake district ) that is in phase 2 project last year in dec... Builder has commited to give possesion by march 2014, but looking at the site condition they have not yet completed their phase 1 and still I am waiting for registration of the flat.
Also recently (last month when i visited the site) it was told to me that Stamp duty has been increased to 5%,
and service tax to 3%, but when I had booked the flat in dec it was 2% and 2.75 % respectively.
I am really concerned about Registration date, possession and increament in price of flat.

Hi i have bought a 2 bhk at lake district last year in may , and was wondering if we can discuss what the builders have promised in terms of possession, since you guys seemed to have booked much before me also

Have booked a flat & made part payment. However, not done agreement as yet. Have you checked all the documents; specifically search & title report??

Well I have applied to HDFC . By blue print are u refering to the construction schedule , no not yet I am waiting for plinth to finish then only will I give first disbursal or any other payment . Whats ur gmail id I will add you on chat maybe then we can discuss further

About Service tax and VAT, I guess it is becoming a near realty unfortunately...however not have a definite clue about it.
I had been there last week....work is still going on...shud be ready by another 10-15 days.
By the way....may I ask which bank are you applying and whether you have been given blue print or builder construction plan by the PRA which might be asked by Bank though not mandatory.
