Hi All,
I am thinking to visit the property "The Leaf" and would like to know about the project status in 2016.
Could anyone tell me, if any buyer faced issue regarding OC, NA (conversion certificate), Commencement certificate ?

Hi, I just want to make attention that Kondhwa is one of the attractive destination in Pune which is also known for recently developed residential areas. It is located in southern Pune and shares proximity to Camp and the Cantonment areas. Kondhwa has linkages to the Pune Railway Station, Pune Airport, Swargate Bus Stand, Kalyani Nagar, Hadapsar and Deccan Gymkhana which are eminent and important areas in the city.

Many booked flat in Phase-II more than 2 years ago and i don't know the construction status of Phase-II. It has been quite an amazing progress at The Lake District project in Yeolewadi, Pune so far in close to 5 years. Construction delays, labour issues, approval issues, contractor issues, funds issues and the list goes on. Do you think that buyers of phase-2 will get their possession even by 2020.

Here are the some useful details of this project which i wanted to share with you. Pune Kondhwa Realty Private Limited is a Special Purpose Vehicle constituted to develop an integrated township on a 110 acre land in Kondhwa, Pune under the name of "The Lake District". The property is located in southern Pune at a distance of 10 km from the city centre. PKRPL is a joint venture between Walton Street Capital and PRA Realty India Private Limited. WSC and PRA holds 95% and 5% stake in the company respectively. WSC is the financial partner in the company while execution and marketing of the project is being done by PRA.

So, before entering into your flat make sure that all the basic amenities in place. Ask the builder for the occupancy certificate because you will have to face a lot of difficulties without OC.

At the same time funding bank will release 80% money just for slabs only, as per the payment schedule. Banks also know that OC and Khata will create legal problems for them, they also would like to release all the money just after the slab work is completed.

Hi,
The entire project is to be completed in 4 phases, Phase-1 has been successfully completed and Phase-II has been recently launched by the company. Thereafter, the remaining phases would be executed. After Sale Deed registration, the builder will ask you to move into flat without Occupancy Certificate. Once you complete interiors and move into your flat, you will start noticing problems like temporary electricity connection, leaking taps, patches in painting, Lift will not be working continuously, Incomplete parking lot, Drainage problems etc.
