Casario Lodha

Q: Hi Casa Rio owners,
I heard the area on which the site will contructed is low lying and as its close to river , chances of floods are more. Also they say that every mansoon the area is flooded with water upto 1 floor. This news I got from people who stays in near by Lodha buliding (old). Also day time robberies are common in present Lodha Building.
I approached other banks (except HDFC , IDBI and Kotak ) for loan like Axis , State bank and they also raised same concern with builder when builder approached them for loan approval. But builder refused to take any action on this.
I am sure a reputed builder wont be so irresponsible while buliding a township. But still I am concerned ! after all its our hard earned money !!

I have booked 2bhk flat in Casa Rio. Post booking behavior is very bad. No one will give you good response on phone. They will not send you demand letter in time and then ask for delayed payment charges. I payed my 2 installment well in time (in drop box) even then they send me a letter for delayed payment insterest charges. Sales executive clearly told my while booking that I will have to pay around 50 percent of the total flat cost in about a years time, but i got their demand so fast one after the other that I have to pay 50% within 2 months. They are giving me nightmares. God knows whether they will fulfill their all commitment.

HI GUYS, DO NOT FALL IN THE TRAP OF LODHA. NOW THEY LIVE ON YOUR MONEY AND FROM THIS MONEY BUILD IF PERMISSION AVAILABLE ELSE, THEY MAY RETURN AFTER COURT BATTLE. MAY BE AFTER XXXXXX YEARS. OPEN THE EYES AT LEAST NOW.

Hi gents, I am also victim of Lodha . booked in Casa rio and paid 27000/-. later i was awakend by their modus operandi how they put their buyers in their trap. they says, they forfeit if we cancel. but do they have the legal right to forfiet the booking amount. application form is not an agreement. hOw they forfiet the amount?? anybody answer. INCOME TAX raided them and thought a lesson.

when you buy property as an investment,you should be well prepared for the risk factor also.so chill and what ever you have bought just try to rbe happy with it

hi ,
as far as I know this project is not yet approved by SBI or LIC .however HDFC is financing it.Anyway nobody is sure when the project will kickoff so that we may need loan to finance further .LODHA has a big plan for Dombivali.many projects are lined up in the area.refer lodha IPO red herring docs on SEBI site

the site is in dombivalli near shil phata. it will take you around 15 mins drive from DAKC to reach there.

It is an excellend deal for people looking for a long term investment option (minimum 5 years horizon). If you are looking towards rental income, it may be a wrong deal as rentals in the area may not fetch good returns. Also, if you are looking it for self use in near future then it is not good as the project completion will take atleast 3 years from now.

One is expected to get good returns post 5 years.

Most of mumbai gets flooded during monsoon. A low lying area like kalina is commanding sky rocket prices...If robberies have to happen it happens anywhere...Keep Faith in the builder.At such a Price u would get such an apartment elsewhere..This is not Lodha's First project and going by his track record i think its an excellent deal.

Hi.If you cancel the booking then your amount will be forfeited (27K). If you cancel after paying some % of total cost, then 27K + 10% of paid amount will be forfeited.I too have apprehension about the completion date of the project but hope that It should be completed by the said time period of 2013.

I too have booked a 2bhk in Casa Rio by paying 27k. I read few reviews about lodha builders and Casa projects in particular. It seems like Lodha builder is launching one project after another in a very short span of time. Most of the projects launched since last few years have not yet completed. For eg: Lodha Aqua, Casa Univ etc. Also got to know that Lodha was suppose to raise an IPO however, they have dealyed it for reasons not yet known. I am not sure if I should go ahead and make the first installment or should I cancell the booking. If I can cancel then is there a chance of getting the booking amount of 27K back.?

dear ... dont give second thought ... its one of the best place to stay as well as for investment after 3-5 years .. and regardng low area lodha has already working on the same with the help of some uk based company they'll rexolve this ... 2000 flates already booked ... i don't think so that these any people can be foul ... don't think just go ahed ... because of such a good respense .. prices have been incresaes to 2502 fro 2395 ... if there would have been so much problem.. price would have not been increased in very short spain

I am also concerned my friend. My 1st installemnt is approaching near and I am really confused what to do? If I decide to back out I will have to bear a loss of 27K which was given to them as a booking amount. I am seeking for details from the market whether this project is worth investing. Investors please help in sharing your thoughts. Thanks
