Mr Shantanu Kumar, the quality of these homes is pathetic, I have a flat in Casa Rio and it started leaking in the month of possession. Also after a few months they stopped taking request to repair the leakage inspiite of promising to handle such case till one year of possession saying that the policy has changed. I have heard such complaints from a lot of my friends.
I have been facing the same problem , I have been promised the possession around 2 years back now they are demanding some cash just to show our flat ..this is gross ... Let's discuss this together
Hi Rakesh, I would say that the product quality is just OK, but not excellent. A few residents have earlier complained about few cracks in walls and water seepage during the rainy season. Amenities wise, Casa Rio project and there is plenty of open space in the society. It seems to me that you havn't got your flat possession on time.
However, the main problem is delays in delivering the Flat. People are getting their Flat after 2-4 years of delays than the promised dates.

I want to ask you all, when you invest huge amount in buying properties, what do you see and ask to the builders. I am sure that nobody invest their hard earned money seeing the brochure. Why don't you ask for IOD and CC, Last payment receipt, verify the land documents with the local body?? in the beginning, if you take the advice of a legal expert then i don't think you have to face the current situation.
I think Shantanu is right. You spend your life time savings in buying flats/apartments. So, you must check and verify all the legal approvals and documents before paying the booking amount.
The cause of delay shown by Lodha to each and every customer that they are having problem with labour and materials. But they never missed the opportunity to take the interest of delayed payment even for a single day from you. Why Lodha is not paying to the customer when they are in fault?
Lodha has a good reputation in Indian Real Estate with some marvelous developments. I hope the builders like Lodha should keep their commitments else their reputation will be at danger & in the days to come they will lose many customers who takes the help of digital world before investing their hard earned money in a dream.

I totally agree with you in this aspect. Since Ulwe is just 6 miles from Panvel and close proximity from Kharghar and Vashi it is turning out to be one of the fastest emerging locality in this part of the Mumbai city. With good connectivity by road, rail and sea, Ulwe definitely has more scope for property appreciation in coming years.
