Is it worth to invest in Casa Rio

Q: Hi I am planning to buy a 2bhk in Casa Rio. As I am new in mumbai can you please help me in knowing whethether it is worth to invest in this project

Definately yes, lodha is the reputed builder in mumbai and they launching affordable projects. Palava the city is one of them, its a big city with 800 buildings in affordable prices starting from 35 lacs onwards.

I reckon, this project has promising returns. As an invester if you have some holding capacity then you will definately have good returns. I would say if you are service executive and businessmen driving in your own car or driver then commnute should not be a problem. The ammenities are world class and not many projects in Mumbai offer you what Lodha is offering. Hence staying would be an absolute pleasure. I would say this project is for the classes and not for the masses.

Nearest place is navi mumbai is Koparkhairane/Navi Mumbai 10 km away.Rates for high end property there is around 6-7 K.Compared to that rates are half.Lot of new jobs are created around Mahape and also along Thane Belapur road.Industry landscape is changing and factories are replaced by offices,created thousands of white collar jobs.Commuting from Mumbai is very tiring and stay very costly.
Road from Mahape to Palava has become much better and most part till Shil Phata is concrete road.There will certainly be lot of buses from Navi Mumbai to Palava in the future.Also,commutation for most people in Mahape is through company vehicles.
Siting earning capacity of the people working in Thane Belapur IT belt,the rates (3000 PSFT) are lucrative.Compare this with Ghodbunder road at thane.Higher end Properties 10 KM away from Thane cost 6-8 K.

I disagree with Vijay Sawant : the rates at khargar is much more then Casa Rio, so price wise its no comparision.
I agree with him on transportation :with in current situation, transportation to Casa rio is BIG problem, very frustating to reach from any end - dombivli,ghansoli etc..
The plus for this project is - "project design" what ever Lodha is promising of he delivers, you will just love to stay there.
My personal opinion - Khargar,khandeshwar is very much on creek water & will have its own problem : smell,mosquitos etc..and with new airport happening will have heavy traffic flow..you will lose on quality life.
Casa Rio is not far from airport (new one) & is a well planned spread out.
I dont contribute my views on returns of investment, as there are many way to generate money.
For me property is for enjoyment & fulfillment.

Currently Casa Rio is not well connected from the Mumbai lifeline and is far from Dombivili and also from Navi Mumbai.
Casa Rio becomes a good investment option IFFF...the new airport comes up (say another 5 years since the new airport is under environmental and land issues now).
I have also heard about 2000 flats sold in Casa rio and per sq ft is around Rs.3000 now and increasing.
I am just a Learner in home investments and also intersted in CASA RIO ....but am Not able to understand - The same sq ft. rates are approx. running in Panvel, Kahndeshwar, Khargar etc -- so why not invest there since it would develop at a much faster rate compared to Dombivili. and also these places are well connected by rail.
If Airport comes up - Navi Mumbai rates will shoot UPPP first -- NOT DOMBIVILI .....

Hi Rajesh, The way prices of properties are increasing in Mumbai It is becoming beyond reach of normal working class.in this context, CASA RIO is somehow affordable.CASA Rio would be good for investment if invested for little longer period say 3-5 years.Lodha has very large land bank in Dombivali and planning to launch 8-10 more bigger projects in the vicinity in stages in 5-7 years.In this context the area will certainly become very posh.
