AM planning to book gavakshi. Is it good to invest on it .After seeing all the above comments am confused now. Could someone suggest me whether to goahead or not.

4) Important dimensions like Balcony,Lobby, staircase, lift, small parapete out side the foyer (L shaped area) etc. are missing from the plan & broucher.
5) It seems that common toilet will also have open to sky ventilation and details about the same is missing. No idea what will be the dimension of that ventilation.
6) Dimensional details of the parking, pathways, jogging track, Buggy track, Landscape plaza, childer play area, green landscape, Cul-De-Sac etc are not at all given in the master plan.
7) It is all in all a chuk chuk gaadi concept.
Sales Guy seems to be bit rude-Chandu, who answers to the queries wierdly and not even ready to give details of the landlord.
Please note the details as on 29th Aug
1) Annual maintenance charges are @ 2 Rs. for only 1 yr after that it will be an open book concept where the whole 1 yr cost + 20% of that cost will be charged as a management fees and will be divided among all the flats.
2) The measurments given in the brocure and on d site are not matching 4 each house
3) Even d plan as shown 4d society is not matching eg d broucher shows that there is a common wall between 16th block n the clubhouse, whereas builder says there is a 10ft gap. even in brocure the club house is a little protruding outside then the 16th block whereas on site it is of the same level as of other blocks n not comming out. If it comes out protruding than there is no reason why someone wud want the corner flat # 16 as the view on the right side of the balcony will be blocked due to clubhouse n there will be a big wall instead of open area.

I have also analyzed the design and it looks too Congested. None of the apartment has window option and there is lot of sharing walls with common area or another apartment. All apartment are facing each other and because of less height air flow is going to be very difficult. Design looks compacted to me. 2BHK apartment is costing around 40 lacs and 3 BHK is 70+ lacs with launch price with the design looks not a good deal. Kindly advice and provide details for going ahead or not.
BDA approval may not be needed as total height is not going to cross 50 feel. I did not confirm with lawyer but I search in google and found that if your building height cross 50 feet then only BDA approval needed otherwise BBMP approval will work. Krishvi people told that height will not cross 50 feets but have to confirm with documents how they will manage 6 floors. Just to keep height 50 feet they have parking in -1 and from ground level they start construction, smart people :).

guys! i am behind the details of this project since last 3 months...so whatever written above is 100% correct & agreed. all above are the major issues. 1. regarding mentainance thing, i got to know that it will cost 2Rps/sft for first two yrs and later the association will decide the mentainance charges...
2. ventilation is really an issue for toilets-bathrooms. only one balcony is there for saying.....
3. infact in 2BHK, 1 room is really very small. if u place one queen size bad there than, u will not have even the 3 feet gap all around that means u cant place ur side table with bed. if somebody is going for 2BHK than for entire of his life , it's not a worth deal.
4. kauvery water is not going to be there at all.. tht is for sure...
5. for 2 BHK's, the window for dinning area is not going to be there unless u get the corner flat. and as per sales manager, corner flats are not in his hands, those are
1. Complete Glass wall at front can make up for the light inside Drawing/Dining.
2. No sunlight inside toilet is definitely some issue.
3. 30 ft i believe is less , but will be ok to get sufficient light. Not sure about the Torch light concept though.
4. Can be a concern later, if adjacent sites comes up with High Rise buildings.
5. Parking specs not there, but got a response from sales guys that i vl be good enough(not 100% satisfied there)
6.Exact area wise is not clear. But looking at the Master plan...can make out.
7. They don't have a Cauvery connection, but will be Borewells instead. They say Cauvery connection will be there by completion. No guarantee as it depends on government.
8. Agreee...that annual maintenance charges is not being disclosed, even after asking so many times.
We need to follow up and get the answers from the Sales guys. Every time i ask these kind of questions, they Say that they will get back to me on this.
300 Apartment! Check if he can complete in even 2.5 years. Builder has executed 3 floors house in indira nagar but there is diff between 3 and 300 apartments. Check, if he fails your money will be stuck. Do you see risk of execution?
Krishvi Gavakshi do not have any approvals. As this project is 6 Floors, Only BDA can give approvals. BBMP approvals are invalid. Also, please note that even if they construct you will not get Khata transfer on your name. So once you buy this property we will invite trouble? This is what one individual told but can this be confirmed by any advocate or legal expert? If anyone in forum with legal expertise please comment.
Krishvi Gavakshi 1. Houses are in row so there are no windows on the side. House will look dark inside? 2. Toilets do not have proper windows or provision for Exhaust. Bulb will be required for lighting. Also no sunlight will create meanace of insects and worms in bathrooms? 3. Distance between two houses are 30 feet. For 6 story building this distance is very less. So there will not be sufficiant light on Front side. Is this true? Torch light concept is not followed according to 6 story building norms. 4.There is FSI consept. 300 houses in 4.5 acres looks conjusted. There is no enough space left on both sides. This will be issue when next plots will develope schemes. 5. Parking specifications are not availabe. 6. How much total build up and open space left is not clear. 7. Water supply details are not available. If borewell then water availability is not yet checked. 8. What about annual maintenance charges? They have not specified whether they will charge for 2 years in advance or no
