Q: I came to know this project in around 18th June by seeing their advertisement in the news paper. I was really liked their pent house and enquired about the rate they mentioned 60 lacs.
But due to some other work I have to go out side of bangalore for a month. Then i went to their project site on 24th July. They mentioned that only 5 pent house are left and rate they quoted to be 70 lacs. They mentioned about that they will complete the project in 2 years and give penalty of 8%.
Then I went to their office in domlur to negotiate. To my surprise they denied any penalty clause and completion of project in 2 years.
Today my friend went there they mentioned that they have 2BHK, 2 ground floor 3 BHK & 2 corner pent house and increased their rates by further Rs 200-300/sq. ft. Over this he added 4.5 lacs for service & VAT. He still haven't mentioned registration & stamp duty which will cost another 5 lacs.
I am highly confused & feel that this builder is total cheat.
the builder is pathetic.staff the worst that i have confronted so far.marketing guy is only concerned abt his targets and hence, making all false claims and promises.they think they r robots and can finish the project in 2 years time.what a joke.absolutely preposterous.whosoever is mulling to buy a flat.my advice please go tru the draft copy of agreements.as i find them totally in favour of builder.hes not gonna amend any changes whatsoever later.he will threaten u of canceling the booking.krishvi's previous projects r not gr8.far too many complaints.plus he has not delivered all the amenities that he promised.director's always try to dodge wen the customer's wanna meet them.the entire office, staff and directors look erroneous.they cant handle this big project.they will screw it up.i regret that i actually booked a flat in this project.i will screw them if they fail to deliver what they promised.
i do agree with all these queries.. i am after him since last 6 months and yestreday i went to his domlur office . i wanted to book a 2BHK. and i met one couple out there. they looked too frostrated from the attitude of chandu that i got too scared.i got there contact number and thought of talking them before going ahead for booking n all..
even i was smelling all the cheating kind of stuff, bt was too confused and after talking to that couple they made it so clear that this particular builder is heck.... finally i have decided not to book anything anymore...
infact after finalizing the price, when i asked him that is there anyother charge going to be in future apart from the final cost of the flat ecxpt registration and stamp duty then someother things he stated like gas connection' nd other things... everything looks unreal...
When I first conversed with the site fellow, he said there are few units available but in 2 weeks again, he mentioned that nothing is available; Quite fishy! Not sure why they are changing plans in 2nd phase; The response is poor the moment you ask for terms & conditions or agreement or legal documents prior to booking!
The builder is creating problem while agreement as he is not providing information regarding the approvals and also threating for cancellation. I am not sure how un-professional it is but yeah we are pissed off with this behaviour. We have asked sometime for verification, but that might take time, so no idea what to do and builder is not ready to help.
As far as I know, all builders/marketing does it like this. They usually open up only few apartments for bookings and look for the response.. the moment they get good response they start increasing price for the same apartments... May be when you will check with them the next they will tell some other price and some other availabilities...
I think this builder is as good/as bad as any other builder in Bangalore. (keeping aside a handful of reputed ones). Very few of the apartments in and around Brookefield have the occupation certificates even now (residents living there since 2 years).
Home loan approvals from leading banks like SBI will be key.
I cancelled by booking as the builder was not willing to attach the floor paln with the agreement. He also mentioning the penalty clause on not completing project in 3.5 years.
