Penthouse Problem

Q: Hi,

We all are aware about the Penthouse problem with Krishvi Gavakshi. As most of us aware the Penthouse is not approved or only partially approved. We have reached to Krishvi for verification but again as usual they gave lul response. We have also verified from bank and even one or two bank has confirmed that Penthouse is not approved and loan for the same will not be available. Let us know if anyone has done the agreement with builder for Penthouse.

I really liked the floor plans of this project and think of booking a property for my parents. What is the uniqueness of this project?

The ground floor duplex has a private garden while the upper duplex has a private terrace, Common lift for every two houses on each floor and four floor clubhouse which includes a swimming pool, lounge area with juice bar and guest suites, gym, party hall, indoor theatre all in the same building and with easy access

I am planning to buy a villa ment here. Is the builder giving Occupancy certificate, without OC i feel it is risky to go for an apartment?

I read somewhere that the builder is try for the OC and he will get it by another 2 to 3 months time. I am not so sure about the fact

Hey Eshaan, The rate going on for apartment. ranges from Rs 75 lakhs to Rs 1.04 crores approximately. Banks like Corporation bank, Axis, HDFC, SBI and LIC has approved the project.

I bought pent house and took loan from Axis. It is a better option for me compared to ground duplex - it was too big and out of budget for me.

Hi all.. any updates on the Penthouse problem with Krishvi Gavakshi? It's been a year that you all have discussed about the issue.. But what is the current update on this issue.. Is the project given possession? And I think this is a good platform for sharing such views. Thank you.

Interesting discussion. I tried to search definition of pentahouse as per BBMP. i could only find "‘penthouse means a covered space not exceeding 10 square metres on the roof of a
building which shall have atleast one side completely open without any partition". As SBI and HDFC are already approving the pentahouse, i think there should be no issues. I'm not able to see anywhere that it is a common area.The property looks very lucrative

As per my discussion with the Corporation bank, BBMP can never approve a building with 6 floor, unless they leave 15ft of space from the boundary. Legal limit is G+3, but here they are making 2 floors extra. BBMP in this case have given approval for "Penthouse", BBMP definition of penthouse is the common room on the above G+4 which can be used by everyone. So thats why Krishvi builder is saying partial approval. According bank manager whole penthouse is illegal. Nothing will happen now, but BBMP will not spare any when some honest officer comes and start demolishing illegal structure like they did in Delhi 2-3 years back. So I dropped the plan of buying completely

If they have got the approval from BBMP then it is sufficient. Pl. refer Bangalore Mirror of 30th Aug 2010 which has published an article about approval limit of BBMP which was earlier 15 meters but now it is 24 meters.

All banks has approved Gavakshi project, but none of them is giving approval for Penthouse. Penthouse is still a problem for all the owners...Kindly confirm i need to process the loan as well?Can anyone tell us if any clarity on Gavakshi Penthouse approval.
