Pruksa Silvana in Bangalore Budhhigere :- Dont get fooled by this property

Q: I am totally pissed off with Pruksa Silvana and the marketing peoples
strategy.

They are not mentioning at all in the sales consultations that a 24
Meter road will be cutting the property in future.

Also, in the coloured brochure that they have provided, they have not
mentioned this road at all.

Also, if the road is going to be made public, it cannot have the
landscape that they are currently having in there.

This issue should be raised in all the public forums and need to send
letter to the BMRDA authorities. A foriegn company with 100 % FDA
cannot fool around with people in India.

They do not give any copy of the agreement in advance also, they are
just trying to take 1 lakh as registration.

This information should be made public and they should get a legal
notice.

Hi, we have booked a row house in Pruksa Silvana, legal papers are all clear and they follow a transparent mechanism. Yes, there is a 24m road which comes but thats there in all gated communities. We have checked almost all big gated communities in Bangalore and its the same everywhere. Please understand its a govt rule.
Secondly the proposed peripheral ring road is not coming in between the property, its near the Toll.
The marketing guys in Pruksa are not the usual sales guys who would plead with you to buy, here they have a quality project and hence the attitude is also different. I must say that earlier for villas there were issues on shades but Pruksa team agreed to the customers and all were provided for free of cost.
The community is also very strong and the team is very helpful.
Pruksa team is very professional.

Has anyone of you got the papers verified by a lawyer. Are the titles, approvals, NOC etc are in place. If possible could you please share the feedback about the builder and property as well.

We have booked the villa thr and all the titles, approvals, NOC etc are in place. Builder has provided all the required documents needed to process the loan.

@ Anand: Regarding 80 feet road, yes it is definitely proposed but looks like its not gonna happen atleast in coming 10-15 years or it may not happen at all. This road is proposed seeking the need of traffic congestion/people need that may arise in future. But as of now this is a remote place with absolutely no traffic. And moreover this 80 feet road is just proposed and in worst case if the need of this road is felt after 10-15 years then legally a tender has to be issued and passed which in-turn will take lot of years time. @ Mr. Joshi: Well, why it is not there in the brochure I can't comment on that. But, the point here is that they haven't hid anything. Frankly speaking, layout plan mentioned on the back side of the brochure is so small I never had a chance to look at it before you mentioned. Marketing guy has given me the bigger version of the layout plan and it has 24 m road mentioned in it. Also, this 24 m ring road is present in the Hoskote Development Plan from the past 65 years and it's a proposed road which we are not sure about whether it'll be actually constructed or not. If you are planning to go for legal verification process of documents even your lawyer will tell you about this road. Hope this helps.

Mr Chugh, you are wrong..
The coloured brochure provided by them does not have any mention of the 24 m ring road. This is just fooling people. They may have the ring road in the layout plan, but why is it not there in the coloured brochure which has the layout plan as well !!!!

Actually Pruska guys only told me that BMRDA will retain the 24 meter road. The 24 meter road is just owned by BMRDA but it is very unlikely that it will be used for Public purpose. I guess this is the case with all the gated communities. The main road stays with the govt. as told by Pruksa and few outsiders too. Can somebody throw more light on this?

The 24 m road will be a ring road where all the heavy vehicles will go through, the whole charm of the villa will be lost with that.

I am sorry to say Manohar but your viewpoint about Pruksa marketing people is not correct. I have spoken to them and in the first meeting itself they told me about the 24 meter road and it is also displayed in the layout plan provided to me by Pruksa.
Also, your second point of not giving a copy of agreement is also not right. I myself have paid the registration amount and have got the draft copy of the agreement as well as documents from the builder which had helped me in started the legal verification with the lawyer.
